Overview 2016 South End Development Report The South End Development Report highlights private and public projects that have been recently completed, are currently under construction, or have been announced and are in various stages of planning and development. The area covered in detail includes the South End neighborhood in Center City Charlotte. The term Center City refers to the 3 mile ring of neighborhoods within three miles of the intersection of Trade and Tryon reets, the historic center of the city. Projects are reported on for up to six months following their completion. Charlotte Center City Partners is a 501(c)4 not-for-profit corporation. The organization s mission is to envision and implement strategies and actions to drive the economic, social and cultural development of Center City. Center City Partners jurisdiction includes Uptown, South End, and a portion of the Midtown neighborhood.
SOUTH END South End is located immediately south of Uptown and is well-served by the Blue Line light rail line with four stations at the heart of the neighborhood. Initially a bustling industrial zone trafficked by multiple freight lines and populated with textile factories and other warehouses, today South End is a dynamic urban neighborhood with a mix of rehabbed historic structures and new transit-oriented development first sparked by the re-introduction of the Charlotte Trolley in the 90 s and subsequent opening of the light rail line in 2007. South End is home to a burgeoning craft brewery scene, multiple music venues, art galleries and beloved local shops and restaurants. 1 2400 South Boulevard 2400 South Boulevard Office 1.9 acres, 36,000 SF Height: 3 stories Owner/Developer: Merrifield Patrick Vermillion atus: Under construction Located on South Boulevard adjacent to the new Publix and Camden Southline projects, this 36,000 SF medical office plaza is less than a 10 minute walk from the East/West Blvd and New Bern Blue Line stations. Pre-leasing is underway with space available starting at 1,200 SF. On-site parking will be provided with approximately 4.5 spaces for every 1,000 SF. Novant Health has recently committed to lease space. 2 Marsh Properties Redevelopment 2701 South Boulevard Mixed-use 60 acres, 98,000 SF retail 1,200 units, 100,000 SF office Owner/Developer: Marsh Properties atus: Under construction Marsh Properties and Aston Properties have begun work on a 60-acre mixed use redevelopment along South Boulevard at the current Sedgefield Shopping Center site. The first phase, now under construction, includes a 68,000 SF Harris Teeter-anchored retail center as well as 300 apartment units. The larger section former shopping center was demolished in summer 2015 to make way for the new grocer. 6
3 Carson Boulevard Townhomes Carson Blvd. at South Tryon Residential.5 acres, 11 units Height: 4 stories Owner/Developer: David Weekley Homes atus: Under construction David Weekley Homes is developing 11 townhomes on Carson Boulevard. The units will have skyline views looking back towards Uptown and will be within one block of the the Carson Blue Line ation adjacent to the Rail Trail. 4 300 West Summit 300 West Summit nue Office.8 acres, 64,000 SF office Height: 3 stories Owner/Developer: iles atus: iles is planning a mid-sized office building near the intersection Summit nue and South Church reet in the heart of South End. Florida-based iles hopes to begin site work in the near future and break ground on the building in March 2017 with construction to last about one year. 7
5 Helix Townhomes Doggett & Hawkins reets Residential 1.1 acres, 29 units Height: 3-4 stories Owner/Developer: BPA Residential / Selwyn Property Group atus: Under construction Real estate firms BPA Residential and Selwyn Property Group are beginning construction of 14 of 29 townhomes located at the corner of Doggett and Hawkins reets. The units will include one, two, and three bedrooms ranging from 1,038 SF to 2,137 SF. All of the units are pre-sold. 6 Solis Southline South Blvd. at Remount Road Residential, Retail 3.5 acres, 313 units, 5,200 SF retail Owner/Developer: Terwilliger Pappas atus: Under construction Terwilliger Pappas is building a large multi-family development at the corner of Remount Road and South Boulevard. The group is working on similar projects in the Dilworth and South Park neighborhoods. When complete this project will have 313 residential units wrapping a 415-space parking deck with 5,200 SF of ground floor retail at the corner of South Boulevard and Remount Road. 8
7 Dowd YMCA Renovation 400 East Morehead reet YMCA/Fitness 28,000 SF addition Owner/Developer: YMCA of Greater Charlotte atus: The YMCA of Greater Charlotte is planning a $20 million overhaul at the Dowd YMCA on East Morehead reet. New features will include a 600 space parking deck, and an additional 28,000 SF for expanded fitness space, new group studios, and upgraded locker rooms. To improve their parking issues, the YMCA has partnered with neighboring Pritchard Memorial Baptist Church to build a shared deck off site at the corner of Lexington nue and Caldwell reet. 8 Southpoint at South End 2821 Youngblood reet Showroom 3.2 acres, 53 units Owner/Developer: Hopper Communities atus: Under construction Youngblood Partners LLC is building a 53 unit townhome development along Youngblood reet that includes an extension of Poindexter Drive. Units will vary in width from 16 feet to 20 feet. Recent demand has pushed the development team to move forward with a smaller second phase adding more townhomes to the site. 9
9 West Tremont Townhomes West Tremont reet Residential.75 acres, 16 units Height: 3 stories Owner/Developer: Frank Martin / New Carolina Properties atus: New Carolina Properties is developing a 16-unit townhome project on West Tremont nue a few blocks away from the Blue Line. The development will contain two, three-story buildings with construction to begin in mid-2016. 10 Dunavant Apartments West Tremont reet Residential, Retail 2 acres, 368 units, 6,600 SF retail Owner/Developer: White Point Partners atus: A 368-unit apartment project is being planned for a light industrial site on Dunavant reet that will include both retail and office space. The site is currently occupied by a few small warehouses. The project will include a structured parking deck. 10
11 Dimensional Place South Tryon & Camden Road Office, Retail 2.3 acres, 200,000 SF office, Owner/Developer: Cousins Properties, Dimensional Fund Advisors atus: Under Construction Cousins Properties will develop a new building for the East Coast regional headquarters of Dimensional Fund Advisors (DFA) in Charlotte. Construction is to begin in mid 2016 and could be complete as early as late 2018. 12 Atherton Mill & Market 2140 South Boulevard Retail, Residential 10 acres, 371 units, 65,000 SF retail Owner/Developer: Edens atus: Edens has confirmed a nearly $100 MM investment in the Atherton Mill and Market that will add an additional 65,000 SF of retail space and up to 371 residential units. This follows the well-received recent opening of Anthropologie in summer 2015. Construction is estimated to begin in early 2017. 11
13 New Bern ation 2820 South Boulevard Residential, Retail, Office 4.5 acres, 375 units Owner/Developer: Lennar Multifamily atus: Under Construction Lennar Multifamily is seeking a rezoning from industrial to TOD to develop the Pepsi Bottling site into a mixeduse project that will include residential, office, and retail. The site lies immediately adjacent to the New Bern light rail station, multiple recent multifamily projects, and across the street from the major Marsh Properties Sedgefield Shopping Center redevelopment. 14 Bainbridge Apartments Poindexter Drive & South Boulevard Residential 1.6 acres, 200 units Height: 7 stories Owner/Developer: Bainbridge Companies atus: Florida-based Bainbridge Companies is planning a 7-story, 200-unit apartment project at the intersection of Poindexter Drive and South Boulevard across from Colonial Reserve at South End. This would be the firm s first project in the Charlotte area. They specialize in the construction and management of high end apartment communities. No timetable is currently set. 12
15 Camden Grandview Townhomes South Boulevard & I-277 Residential 2 acres, 28 units Owner/Developer: Camden Properties atus: Camden Properties is planning a 28-unit townhome project adjacent to the Camden Grandview apartment complex along South Boulevard. The two-acre property was purchased from the City of Charlotte for $2 MM and is one of several municipal parcels created through the realignment of the South Boulevard/I-277 interchange. 16 South End Hotel Kingston nue & South Tryon reet Hotel.9 acres, 120 rooms Height: 5 stories Owner/Developer: Divine South End LLC atus: Divine South End LLC is developing a limited service hotel on the corner of Kingston nue and South Tryon reet. Located between the Bland and East/ West Blue Line stations, this is the first hotel to be developed in South End. 13
17 Pollack Shores South End Apartments Tremont nue Residential 8.4 acres, 350 units Owner/Developer: Pollack Shores atus: Pollack Shores is planning to build a 350 unit apartment complext on Tremont nue in South End. Pollack Shores is hoping to open the first apartments by mid- 2018 and finish the entire project sometime in 2019. The building will also include 2,500 square feet of office or retail space on the ground floor. 18 Alliance Morehead West Morehead & South Tryon reets Residential 1.8 acres, 275 units Height: 5 stories Owner/Developer: Honey Enterprises atus: Honey Properties has filed preliminary plans for a 275- unit apartment complex at the corner of South Tryon and West Morehead reets. This project is adjacent to the recently-opened Loft 135 apartments and the site was previously slated for the 14-story 1000 South Tryon office tower before being changed in favor of residential. 14
19 Tremont Apartments Phase II South Tryon & West Tremont reets Residential, Retail, Office 2.4 acres, 104 units, 10,000 SF retail, 2,000 SF office Height: 4 stories Owner/Developer: 2001 South Tryon LLC atus: Preliminary plans call for multiple buildings on this site at the corner of West Tremont and South Tryon reets. The 2.4-acre site will contain on 4-story apartment building with 104 units, a smaller 10,000 SF retail or restaurant building as well as a 2,000 SF office and retail building. This project is adjacent to Three30Five Apartments and joins a handfull of other West Tremont projects announced in the past year. 20 West Elm Hotel Camden Road & Worthington nue Hotel 150 rooms, 100,000 SF Owner/Developer: West Elm HOTELS & RAM Realty Services atus: Brooklyn-based furniture retailer is developing a 150- room boutique hotel adjacent to the Design Center of the Carolinas on Camden Road. The hotel will include a full-scale restaurant, cafe, bar, as well as rooftop and event spaces. Groundbreaking has not yet been scheduled, but the hotel is expected to open in late 2018 or early 2019. 15
21 rawn Cottages Redevelopment South Bouevard and East Bland reet Mixed-use 16.2 acres, 745 units, 57,000 SF retail, 330,000 SF office, 180 hotel rooms Owner/Developer: Charlotte Housing Authority, Horizon Development Properties, The Fallon Group atus: Boston-based Fallon Company has been selected as the master developer for the rawn Cottages site along South Boulevard. The site straddles the border between Dilworth and South End and offers one of the largest TOD sites in the region. 145 of the housing units will be affordable with plans calling for a public park and other amenities on site. 16
