NOTE: There are no maximum height limitations; however, the floor area ratio shall not exceed 0.65 except when warehouses defined as building with more than 90% of the area dedicated to storage or warehousing may have a 1.0 minimum floor area ratio. AS Accessory Structure Accessory Structures are allowed only in side or rear yards. There must be an authorized principal structure on the property in order to allow an accessory sturcture or apartment. Unit may not be located in the required buffer or landscape area. An accessory structure may, at maximum, equal 60% the size of the principal structure. Accessory apartment cannot exceed 50% of the primary structure s habitable square footage in size. All accessory structures shall comply with standards that pertain the principle use. Accessory structures shall be included in all calculations of impervious surface, density & stormwater runoff. Accessory Structure 3 feet 1 Accessory Apt. Other Accessory Items: Fences: Residential: 4 feet in height in front; 8 feet in height in rear. Finished side must face out if placed adjacent to a roadway. Must not block sight visibility triangle of motor vehicles on adjacent roadways or exit points onto a road or street. Must not interfer with drainage Commercial: Must not exceed 4 feet in height within 10 feet of the front property line. Pools: Unenclosed: Minimum setback of 5 feet from side and rear property lines. Enclosed: If covered with impervious roof, then it shall comply with principal structure setbacks. Screened pervious roof structures shall have a side setback of 7 feet and a rear setback of 15 feet. 3 feet 1 1 7 foot setback required when adjacent to a public right-of-way. 3 feet 1 Decks: If attached to the principal structure, a deck must meet setbacks for the principal structure.
