DESCRIPTION West End House is one of the most impressive of all the houses along one of Cornwall s best preserved historic roads. From Cross Street itself the face of the house is certainly exciting but does not give away its spectacular four storey south facing side which is believed to have been constructed in the late 18th Century. The house is Grade II Listed and its listing entry states that the garden elevation is constructed of Elvan ashlar to the rear with rusticated granite quoins and other dressings including triangular pediment with oculus over Venetian windows to ground and first floors.... There are wonderful views over Helston to countryside beyond from the tall arched Venetian windows as well as the conservatory which has southern and eastern elevations. The original part of the house is believed to date from
3 the 17th Century and was evidently extended and thus has a rich character inside displaying its lineage and providing a mix of rooms including a huge drawing room, a large family kitchen/breakfast room which has been refitted and a superb principal bedroom all in the 18th Century wing. The Cross Street side of the building is elegant in a quite different way being of painted rubble with a principal entrance, a secondary entrance and a central two storey bay which lights the dining room and also one of the first floor bedrooms. The garden is all on the southern side with a generous lawn at lower ground floor level bounded by high walls lined with various plantings complementing the trees in the garden. Below the main lawn is a further lawn and store sheds with a gate leading onto a right of way to a 25 deep parking space. At upper ground floor level is a brick courtyard outside of the conservatory and to the side of this is an old well and a further store. The interior displays its history well with many interesting doors, windows, mouldings, wooden and tiled floors and granite steps leading between the changes in levels. The formal entrance from Cross Street opens into a spacious reception hall with its own fireplace and an archway through to the staircase hall off which is an inner hall with a full wall of cupboards and between them these halls link the upper ground floor rooms. On the Cross Street side is a generous dining room lit by the bay window, with various mouldings and an elegant fireplace. A door from here leads to what was once the main kitchen but is now used as a secondary kitchen and this has a less formal entrance from Cross Street. On the southern side is the huge drawing room with its Venetian windows, high ceiling with mouldings and a large archway ideal for furniture on the opposite side of the room to a working fireplace. Also at this level is a utility, a wc with a period high cistern and the large conservatory. Granite stairs descend to the lower ground floor which our clients have transformed into a large family living space with a woodburning stove, generous space for a dining table and even a seating area if desired, and a contemporary oak fronted kitchen with granite worktops and a central island. To the rear of this room is the old cellar which is now used for storage and it also has glazed doors out into the garden.
4 The wonderful wood treaded staircase rises and turns in front of an arched window before reaching the split-level landing which again has a great deal of character. Off the landing are three good sized bedrooms, the principal bedroom being in the south facing wing with the Venetian windows and with areas of curving wall. One of the other two bedrooms takes advantage of the first floor bay window over Cross Street and also off the main landing are doors to the second floor and a modern period style bath/shower room. A further door opens into a through room which has been used as a study but could also be a dressing room or nursery, beyond which is a fourth double bedroom and a further shower room. On the second floor is a 33 long open-plan room in the roof space with white painted beams, various windows including a glazed sided gable and an old brick fireplace. This is a perfect space for a home office, studio or as a children s den, although of course it could be one or more bedrooms if needed and subject to any necessary consents. West End House is one of Helston s and even Cornwall s most exciting and impressive, historic town houses and really does need to be viewed to be appreciated. LOCATION Cross Street is a splendid green enclave situated away from the bustle of the town centre and is recognised as being in the finest part of the town. Helston is perhaps best known for its Flora Day celebrations at the beginning of May each year when a series of elegant dances
5 make their way through the town, in and out of churches, shops and houses including through the gardens of Cross Street. It is only a few minutes walk along a footpath into the heart of the town where a good range of facilities are found including family owned and national retailers catering for most requirements, whilst there are supermarkets situated on the outskirts. Helston is an historic market town and has the widest range of services in the area including a hospital, sports centre and specialist shops. Plans have just been unveiled for a new secondary school which will surely provide some of Cornwall s best educational facilities and is likely to also lead to increase in house prices as is often the effect. The south coast is only a couple of miles distant and can be approached along footpaths through the Penrose Estate, passing Loe Pool before reaching Porthleven Sands and Loe Bar. The picturesque fishing village of Porthleven has become renowned for the quality of its restaurants which overlook its much photographed harbour. To the west of Helston is the long sandy beach at Praa Sands, whilst to the south and east is the rugged Lizard Peninsula and the softer rolling countryside that leads down to the sailing waters of the Helford River. The towns of Penzance, Redruth and Falmouth are all within easy striking distance, as is Cornwall s capital city of Truro where there are private schools and commercial services. Both Redruth and Truro have stations on the main Penzance to Paddington line, whilst the A30 expressway is around 10 miles away to the north and gives dual carriageway access to the motorway network at Exeter.
