REMODELLED & RESTYLED SPECIFICATION A comprehensive refurbishment of a late 1980 s building. The existing structure has been retained, save for removal of a secondary staircase. The office space, including all the M&E, has been completely stripped out and replaced, including a new lift and new air conditioning. The office space provides a contemporary, warehouse style feel with high ceilings and excellent natural light on small but efficient floor plates. STRUCTURE The existing building comprises a reinforced concrete frame with reinforced concrete slabs. CYCLE, SHOWER AND CHANGING FACILITIES Each office floor has two unisex WCs and an accessible WC apart from the 4th floor which has one WC and one accessible shower room. Basement facilities include a 14 space bike store along with male and female changing, locker and shower facilities. MECHANICAL AND ELECTRICAL Air Conditioning Floor mounted VRF fan coil units providing heating and cooling to the open plan office floors with roof mounted outdoor condenser units. (Wall mounted VRF units on 4th floor.) The system is designed to achieve 21 degrees C +/- 2 degrees in winter and 24 degrees C +/- 2 degrees in summer. Space exists in the roof top plant area for additional tenant cooling. Public health Capped connections on soil and vent stacks plus valved and capped connections on drinking water services at each floor of the offices to enable the installation of a future tea point. Lighting & Electrical Fagerhult Combilume suspended low-energy LED lighting scheme within offices providing a comfortable LG7, BCO and BS:EN12464 compliant working environment. Occupancy and light-level sensors provide a maintained illuminance of 350 500 lux. Office lighting can also be manually dimmed to the required comfort level. Each tenant demise is fitted with a dedicated, large capacity distribution board ready for CAT B fit-outs. In addition to a dedicated utility billing meter per floor, each distribution board has local smart metering to record detailed power consumption data.
