HERE ARE SOME HELPFUL RENTING TIPS: LEASE: Not every property requires a 1-year lease! Some may be rent to own, and others can be month to month. Also, some landlords may reduce the rent amount if you offer a long term (2 years or more) lease! RENT: Work exchange can be a great tool for reducing rent. Many landlords are willing to reduce the rent if you are willing to do some work such as Lawn care, child care or other small jobs around the house. An example would be a built in baby sitter or perhaps you are a bookkeeper who can perform accounting services There may be many opportunities. PETS: Though we let you know on every property which landlords are pet friendly, look at ALL good properties. If you really love a property, perhaps with the right pet references or a pet security deposit the right landlord may allow your wonderful companion. BE PREPARED: Make a phone call and set up an appointment BEFORE you drive by. This way, you ll already have an appointment before you see it. If you drive by first, someone else could be sweet talking the landlord! BRING A CHECK: Bring your checkbook with you when you see a place. This way if you like it, you ll be prepared to give the security deposit. If you don t have a checking account, get some money orders and bring them with you. (Be careful! A blank money order is like cash! DON T LOSE IT!) REFERENCES: Get all your references together and ready TODAY! We strongly recommend that you prepare at least 5 separate packs of references. EACH pack should include the following: o Current Landlord Reference o Current Job Reference o Personal reference (Try to get at least 3) (School, Church, Community, etc) o Proof of Income. (Copies of Paycheck, Bank Statement, Social Security Check stub or any way that you can prove income.) o Credit Card or Installment payment history. (If you have them and they re good!) Now Place copies of those documents in a big flat manila envelope. Don t just push them on the landlord; wait until they ask for references. Then you can say As a matter of fact, I have them right here. Then the landlord will see how prepared you are, plus, tell them you re a customer of our company and you ll have a better chance to rent the BEST property, not the NEXT one! 90-Day Refund Policy Our Company offers all clients a (90) ninety-day period of our services. This (90) ninety-day term allows our customers to use the property search services with minimum risk.
