PETITION FOR OFF-SITE OR SHARED PARKING City of Maitland 1776 Independence Lane Maitland, Florida 32751 CONTENTS: 1) General Public Summary Information 2) Petition Form General Summary The following is a guide designed to assist those persons who wish to obtain approval for off-street parking facilities which are not located on the same lot or parcel of land they are intended to serve, but which are located within six hundred (600) feet of the premises for which they are intended. In addition, the procedures herein are applicable to all required off-street parking facilities where two (2) or more owners or operators of adjacent buildings or uses make collective provisions for such facilities. As such, it does not assure any approvals. 1. Become familiar with the Land Development Procedures, Article V, Chapter 7.5 of the City Code, as well as the parking requirements outlined in the Zoning Code, Chapter 21 of the City Code (a copy of the Zoning Code may be purchased at City Hall or via the internet at www.itsmymaitland.com). 2. Submit application and all required information, as outlined on the application, to the office of the Zoning Administrator. Applications must be submitted no later than noon, at least forty (40) days prior to the first Thursday of any month. 3. Fees for off-site or shared parking applications are $100 and are required to be submitted with the application. No application will be reviewed for sufficiency unless accompanied by a fee payment. Fees are not refundable. 4. Within five (5) days of submission, the Community Development Department will review the application for sufficiency and completeness and will accept it or request corrections. If corrections are requested, the applicant has five (5) days to make all requested changes. If all information is not submitted as required, the application will not be considered complete and will not be accepted. The applicant will forfeit the application fee and the application will not be processed. 5. After receipt of a complete application, the Community Development Department will schedule a Development Review Committee meeting. The Development Review Committee will review the application and make a decision. The applicant should attend this meeting in person or by representative agent. 6. No approval granted by the Development Review Committee shall be effective until all agreements required to effect the approval have been recorded with the Orange County Clerk of the Courts by the applicant. The applicant must then provide the Zoning Administrator with proper verification that all such recording has been completed.

To be considered sufficient and complete, the Off-Site and Shared Parking application, in conjunction with properly identified exhibits and supporting materials, must be supplied as follows: Submit 2 sets of all plans and supplemental materials until application has been deemed sufficient. When sufficient, all plan sets shall be submitted in sets of fifteen (15) copies. For supplemental materials such as soils borings and storm water calculations, four sets shall be submitted. All other supplemental information shall be submitted in sets of fifteen (15). (A CD of all application materials is requested in conjunction with the application submittal.) (a) Completed application form for off-site and shared parking: A completed application form for off-site and shared parking with the name, address and telephone number of applicant, property owner(s), and agent(s), the request for off-site or shared parking, and appropriate signatures. (2) Site plans(s) for property(ies) subject to the application, with a north arrow and drawn to scale and to include: a. Legal description and property lines drawn to scale; b. Street address (if applicable); c. Required and proposed off-street parking detail, number and location, loading areas, service and refuse areas; d. Schematic landscape plan (if requested by the City); e. Screening and buffering if requested by the City (reference, type, dimensions, and character); f. The layout of bikeways and pedestrian ways (especially those linking parking area to building(s) to be served); g. Locations of ingress/egress to property (existing and proposed);

The analysis must address, at a minimum, the size and type of the proposed development, the composition of tenants, the anticipated rate of parking turnover and the anticipated peak parking demand and traffic loads for all uses that will be sharing off-street parking spaces; and i. Existing and proposed building(s) located on site. (3) Level of service data and analysis. Data illustrating that all adopted levels of service affecting the property are met or, if any service levels are not met, schedule of improvements which will be provided to ensure that all service levels are met; and a detailed analysis of parking requirements, including time of use and function, to support request. (4) Agreements. Submit copies of all agreement(s) proposed to effect application request. (5) Existing building uses, listed for all buildings (if any) and intended use of each building or portion thereof. (6) Signs and lighting, if any, existing and proposed locations, elevations, and typical sections.
