3.0 ZONE CRITERIA 3.1 ZONE ONE STOREFRONT A Storefront Glazing Height Tenant storefront glazing to have a height of twelve feet (12-0 ) A.F.F. Tenant Ceiling Height The bottom of Tenant ceiling to be eleven feet (11-0 ) A.F.F. minimum Entry Height Tenant shall have an entry height of eight feet (8-0 ) minimum or higher. Entry door shall be hinged or sliding Transparency Storefront must maintain 60% transparency minimum along lease line plane up to fourteen feet six inches (14-6 ) A.F.F. ENGINEERING GUIDELINES

5.0 ENGINEERING GUIDELINES 5.1 HVAC CRITERIA VAV SYSTEM (ALL TENANTS) Equipment: HVAC Load Calculation: Return: Landlord provided VAV system of conditioned air with duct heater. Tenant shall connect to Landlord provided cooling duct. Titus, Nailor, Carrier or Trane VAV boxes are preferred. Those Tenants affected by external heat losses (exterior walls, doors, windows, roofs, floors, etc.) shall install Fan Powered VAV Box (independent electric heat fed from Tenant s power source). Tenant to submit a detailed computer generated load calculation based on sensible load to justify request for conditioned air. Tenant s room temperature shall be 75. Each Tenant shall provide an open plenum return system with Transfer Air Openings in the demising wall sized as directed by the Mall (Ducted return is for odor producing Tenants only and subject to Landlord approval). Security bars must be installed in all transfer air openings. Test & Balance: 5.2 ELECTRICAL (ALL TENANTS) Voltage: Power: Tenant shall employ Certified Air Balance Contractor to perform final testing and air balancing. Tenant shall furnish complete date indicating system air balance in the Demised Premises and a certified third-party balance report no more than thirty (30) days after opening. The Tenant shall perform balancing of all duct systems related to the premises by use of a Landlord approved, independent air balance contractor. balancing must be completed and an air balance report must be submitted and accepted by Landlord prior to the store opening for business. Report shall apply to all HVAC equipment, including box airflow sensor differential pressure readings at maximum cooling, and toilet exhaust readings. 277/480V, 3ph, 4-wire. Tenant to provide a downflow rooftop unit on full perimeter curb (curb adapters are not permitted). Heating is electric (gas is optional at tenant expense). Unit(s) to be located in structural designated locations. Modify existing roof structure to support equipment. Mall Redistributed. Meter is Landlord provided at Tenant s expense. Smoke Evacuation System: Each VAV has a PE Switch to open the VAV fully and pressurize the Mall. Return air plenum should have a clear transfer path through the demising walls for return air to the Landlord s HVAC unit. If any part of the tenant s electrical service/ installation is not existing, Tenant shall install and/or furnish all equipment, conduit, wiring, etc. Toilet Exhaust: Landlord provided common Toilet Exhaust for Tenant tie-in. Capacity: Per available capacity from Mall, Size of incoming power must be coordinated with the Mall. Telephone: Use existing conduit or Tenant to provide. 17

5.0 ENGINEERING GUIDELINES 5.3 PLUMBING (ALL TENANTS) 5.4 LIFE SAFETY (ALL TENANTS) Water: Landlord has provided domestic water connection for tenants to utilize. Water Sub-Meter with remote reader is required by all Tenants. Sprinklers: Tenant shall directly employ the Landlord designated contractor to install and/or modify the existing grid or utilize connection provided. All design shall be approved by all authorities having jurisdiction, the Landlord and the Insurer. Waste: 4 connection off Landlord main. Designated connection point within or adjacent to space. Tenant Flow Switch: No. PVC is not permitted above grade. Valve for Tenant Space: No. Vent: Grease Waste: If tap is not provided then vent through roof by Mall roofing contractor at Tenant s expense. Tenant shall utilize above ground plastic body type Grease Interceptor unless otherwise approved by landlord in writing in advance to connect to Landlord provided 4 connections for Food Court Tenants only. Tenant is responsible to meet all local authority requirements for grease waste and sanitary line terminations. Smoke Exhaust/Relief: Fire Alarm: Each VAV has a PE Switch to open the VAV fully and pressurize the Mall air. Return air plenum should have a clear transfer path through the demising walls for return air to the landlord s HVAC unit. Tenant is required to tie in to the mall s fire alarm system, utilize landlord approved contractor at tenant s expense. Natural Gas: Gas is available from the utility company for Food Court Tenants only. Tenant to provide meter, and route gas service to their space. 18

5.0 ENGINEERING GUIDELINES 5.5 FOOD COURT, RESTAURANT & ODOR TENANTS FOOD COURT, RESTAURANT & ODOR TENANTS Grease Exhaust: Tenants must have maintenance contract on file with the mall management. Food tenants shall provide high efficiency grease filters. Tenant exhaust operation must maintain a negative air balance to the kitchen from the dining area. Protect roof with Grease Guard containment system. Tenant may be required to install a pollution control equipment to prevent a majority of the grease/ smoke/odor laden particulate matter from entering the atmosphere. Replacement Air: From Tenant outside air and/or dedicated makeup air units (90% of all exhaust). Odor, Thermal & Process Equipment Exhaust: Odor producers (pets, hairstyling, nail salons)must maintain a minimum of 20% negative air pressure between their space and the mall common area. Pollution Control Unit may be required to mitigate odors. 19
