The recent announcement of Caterpillar in Clarke & Oconee Counties, the expansion of Toyota Automotive Compressor Georgia in Jackson County and the announcement of Baxter International, Inc. near Covington, GA will create over 3,250 new jobs in the market alone. In addition, there have been numerous smaller to mid-sized announcements throughout the region. This year at Valentine Farms we have completed three leases for over 120,000 square feet and placed the Spec III building (120,000 sq. ft.) under contract for sale. On the outside the market may still appear a bit sluggish, but in reality we have reached the tipping point where we suddenly have a shortage of quality buildings above 50,000 square feet in the marketplace. The uncertainty of the market lies in how long this demand will continue and how tenants will react to what we believe will be a sudden increase in rental rates. Therefore, we believe that we are in the beginning stages of a market shift from a tenant/buyer market back toward at least the center, if not slowly to the landlord/seller market.
