Urban luxury: 12 projects headed for south Scottsdale Developers continue to propose plans for south Scottsdale at a staggering pace, with several more housing and commercial projects unveiled over the past few months, according to city records. Plans for more high-end condos and townhouses will mean more residents in the city's bustling downtown area, which is already in the middle of a significant population boom. Multiple redevelopment projects also will create more retail and office space. Backhoes, cranes and scaffolding have become an increasingly-familiar sight around south Scottsdale, which has emerged in post-recession years as one of the Valley's hottest spots for development. Last fall, plans for new downtown projects worth more than $275 million were submitted to city planners, including a five-story luxury hotel with a rooftop pool near Scottsdale and Camelback roads. Here are 12 new projects recently submitted to the city for zoning or for design approval. 2nd Street Square (Photo: DPA Architects) Location: Southwestern corner of Scottsdale Road and 2nd Street. This mixed-use project features space for two ground-floor retail shops and four high-end condominiums on the second and third stories. It would replace a lot that has sat vacant for years in the heart of Old Town Scottsdale. Construction should start in mid-2016, with a proposed opening date of January 2017, development partner Kirk Zenk said. The project has appropriate zoning in place but still requires approval from the city's Development Review Board. Taylor Morrison plans to build 24 urban-style homes on a vacant two-acre lot on the east side Scottsdale Stadium, where an apartment complex once stood. The three-story homes will be for sale, not rent. Floor plans range from 1,800 to about 2,000 square feet, and the houses will be clustered around a shared pool area. The project was approved by the Design Review Board in September. Granite Reef Circle Lofts Location: 1401 N. Granite Reef Road, near the General Dynamics building. Developer SimonCRE paid nearly $1.5 million for this twostory office building and plans to renovate the inside and outside. The company expects to spend more than $500,000 on a new building facade and landscaping and will add a gym, shower and brick walls to the interior space. The building should be ready by the second quarter of this year, according to the company. 70th Street Lofts (Photo: Synectic Design) Location: 3425 N. 70th St., southwest of Old Town. Synectic Design has drafted plans for a 15-unit condominium complex on 70th Street just north of Osborn Road. The ground floor features a twobedroom condo, parking garage, community room and outdoor pool, partially covered by the building overhang. The other 14 units are on the second and third floors.
