CONGRATULATIONS 1 Congratulations You ve traded in your bunk bed and mini-fridge for grownup, off-campus housing in the heart of North Central Philly. Here you ll find useful information to help make the transition go smoothly. Find solid roommates: Buy a Futon: Stock the fridge: When it comes to living off campus, you ll need to do more than just pay your rent and put your name on your yogurt in the fridge. You ll need to hook up your utilities, like cable and electricity. You ll need to take out the trash, learn your way around the block, and be a good neighbor. Here s some advice to help you get started now that you re officially out on your own! Now what? PAYING RENT 2 Paying Rent Rent is due on the 1st of every month. But, North Broad Living is making things easy on you. Now you can pay your rent, communicate with us, and file your important documents online through our online property management system, Buildium. You should have received a login for this site, but if you have not, please contact us. You can pay one month out at a time or setup a recurring monthly payment, saving you the headache of worrying about late rent.
UTILITIES 3 Utilities Now that you have your apartment picked out and a move-in date, you ll need to make sure you set up your utilities. You ll want to choose one roommate per utility to be the responsible party. You ll want to choose one roommate per utility to be the responsible party. That means the bills will go in his/her name. You might want to choose your most on-topof-it roommate to be responsible for it all, or you might divvy it up so you are each responsible for a different bill. Make sure you call to transfer each utility before your lease starts so you aren t met with any surprises on move-in day. TRASH & RECYCLING 4 Trash & Recycling These items are both picked up on Monday mornings in the city of Philadelphia. This means you are responsible for containing your trash until Sunday evening. The City of Philadelphia picks up trash and recycling in your area on Monday mornings. Trash will only be picked up if you adhere to the City s guidelines: separate trash from recyclables, place all trash in sealed bags, and place all trash at the curb (not sitting in front of building physically at the curb), no earlier than Sunday evening at 7pm. No trash is allowed in hallways or in front of the building during the week. If your trash is found in the hallways or in front of the building prior to trash pick-up time, you will be fined $50. Also, any fines received from the City related to trash will be billed back to you. Any issues that are caused by tenant wrongdoing or negligence will be resolved by the landlord and billed back to you. Maintenance requests will be addressed based on the severity of the situation, which is determined at management s discretion. Time sensitive issues will be addressed within 24 hours. General maintenance will be addressed within 3 business days. Per the terms of your lease, maintenance issues that result from no wrongdoing on your part are the responsibility of the landlord. CONGRATULATIONS 6 Noise & Party Information You ve traded in your bunk bed and mini-fridge for grownup, off-campus housing in the heart of Philly. But that doesn t mean you can get away with violations without getting in trouble by the University. In fact, students can be brought in front of the University Disciplinary Committee for discipline no matter where an incident occurs either on or off campus. In addition, if you throw a party you are subject to the terms of your lease with North Broad Living. We can hold you responsible for damage to the property, and you may be subject to fees or even eviction, if it is bad enough. Be smart. Use common sense. Always follow Pennsylvania state laws regarding the consumption of alcohol and remember to be mindful of your neighbors.
PAYING RENT 7 Safety All of North Broad Living s buildings are within the primary Temple Police Patrol Zone. That means you will find emergency call boxes on virtually every corner, well-lit streets, and campus security frequently on your block. All of our buildings are also within 500 feet of Temple buildings. So you re getting the autonomy of off-campus housing without sacrificing safety. If you see anything suspicious, report it right away to the police. You should also let us know of any safety concerns you have at any time. Please don t hesitate to call or email. GETTING AROUND 8 Getting Around Public Transportation All of our properties are located in prime spots close to campus, & close to public transportation. You can get anywhere in the city via the SEPTA Broad St. line, which is only a short and safe walk from our buildings. http://www.septa.org/service/bsl/ Bikes You can park and lockup your bikes safely outside, or if your building has it, please use the bike storage area. Philadelphia is a bike-friendly city. Cabs are an easy way to get around town if you re in a hurry, if SEPTA is closed, or if you have friends to share cab fare with. EMERGENCIES 10 Emergencies In case of a true emergency, please call the North Broad Living Management emergency phone line at 267-273-3069. We ask that you only call this number in case of a true emergency. If you report an issue and it is determined that it is not an emergency, you will be charged $100. To clarify, an emergency is defined as an event or situation where authorities have been notified, such as a robbery or break in on site, or an instance where the building or its occupants face great harm or danger, such as fire or flood. Some examples of situations that are NOT emergencies: You are locked out of your apartment if we are available to come let you in, we will do so and you will be charged a minimum of $75. If we are not available, it is your responsibility to gain access through a roommate or calling a locksmith. Below is the contact information for a local locksmith. Please keep this number handy at all times: City Wide Locksmith 5th & Girard (215) 618-2137 Power loss If the power has been lost in the entire building or block, there is nothing North Broad Living Management can do. If in doubt, call PECO to inquire about the power loss. Appliance failure This situation can be addressed via the normal maintenance procedure. Air conditioning or heating malfunction This should always be addressed with priority through the normal maintenance procedures. If your heater malfunctions and it is less than 50 degrees outside, this is considered an emergency. Some examples of emergencies: Break-in In the event of a break-in contact the police immediately by dialing 911. Your apartment is located within the primary patrol zone for Temple Police, and they will be the first to respond. Please contact us after police have been notified of the incident. Fire In the event of a fire remain clam, exit the property, and dial 911. Again, please contact us after the fire department has been dispatched. Flood A flood is where there are several inches of water, usually from a broken water line. This is an emergency, and you should call me immediately. A leak will be addressed via the normal maintenance request procedures, and it is your responsibility to protect the apartment until the leak is fixed (using a bucket, etc). As outlined in your lease, you are required to obtain renter s insurance. Your belongings and alternative living arrangements are not covered by the building s insurance policy. Please check with your parents you may be covered as an extension of their home insurance policy.
