1. DREAM ESTATE park DREAM ESTATE park is located before Secret Garden in the vicinity of Krandangan. The approximately 100-are park offers excellent facilities in harmony with a retirement that nature in and outside the park is characterized with a view over the surrounding hills. 2. Building plot PT.DREAM ESTATE currently has a number of building plots available for sale or lease. There is also currently a villa with pool being built at one of the plots (light yellow indicated on the drawing), and is for sale also. We will coordinate with the building plans, so they will be in good harmony with the environment. Note: If you have a plot allegedly in possession and you start building, then according to the Indonesian legislation a signed agreement with your nearest neighbors is needed. 3. Construction clauses Fencing of your plot should not exceed 1.80 meters height. Use of natural materials wherever possible for the fence is preferable. Building should match the park environment. The purchased or leased plots may not be redistributed. 60% of the land may be cultivated. One floor-building is permitted. During the construction of your villa is considered that the construction work gives as little inconvenience as possible. Advertising signs are not allowed, except if necessary and with minimal execution. Everything in consultation with the PT.DREAM ESTATE management. 4. Separate metering You can arrange your own electricity and water from a utility company. PT.DREAM ESTATE offers you the possibility of delivery electricity and water. Therefore you get a separate metering on a central infrastructure installed. Advantage of delivery PT.DREAM ESTATE : Payment will be charged by PT.DREAM ESTATE once a year or by term agreement. 8. Maintenance The general maintenance of the park is carried out by PT.DREAM ESTATE. The maintenance includes lightning, the cleaning of the road, the cleaning of the gutter and the planting on the road side. There is also a permanent general security. Sale and lease conditions PT. DREAM ESTATE offers the possibility to buy or lease a plot. The accompanying covenant describes the possibilities, various costs and obligations. The plots are for sale, leasehold and lease, for everyone and are provided with water and electricity if wished for. The plots are now registered (HGB certificat) on PT. DREAM ESTATE and can by wish of the buyer converted to a Free Hold certificate (Hak Milik certificat). The procedure of implementing the registration takes approximately half a year to complete. The costs will be at the purchasing party. Purchaser is obligated to make a deposit of 50% from the sale amount, when registration is complete the other 50% will be paid, this will be signed at the notary. The sale price determined is 2.200 per are at a minimum of 10 are. Notary en buyer tax excluded According the law of Indonesia, a foreigner cannot own land in the strict sense of property ownership. However, there are opportunities for land use with the entire rights and duties equivalent to possession by an Indonesian owner. The contracts will be drawn up by the notary. By example: 1.
