Introducing Kouroushi Bros Kouroushi Bros is a well-established construction and property developing group of companies in Cyprus. Founded in 1989 by two brothers, Kypros and Chrysostomos Kouroushi, the Group has been a consistent and reputable player in the island s rapidly growing construction and property development industry over the past two decades. Based in the district of Paphos, the Group began its activities in the western district of the island but gradually expanded beyond its original location. Today the Group s portfolio of construction developments and wide-ranging housing solutions extends across the island from Paphos to Nicosia and beyond, to include a number of major projects overseas.
Personal involvement and pride in every project Kypros and Chrysostomos Kouroushi are not only the founders of the Kouroushi Bros Group, but very much the backbone of the Group s current business activities. Kypros Kouroushis was born and raised in Cyprus, and eventually pursued higher education in Kiev, Ukraine. There he attended Engineering School and graduated with a Master s Degree in Civil Engineering. After graduating with distinction he returned to the island to begin his career with one of the major property developers in Paphos at the time, where he was employed for ten years. Having acquired an in-depth understanding of the local industry, Kypros was ready to establish his own business, laying the cornerstones of Kouroushi Bros, and giving the enterprise his personal signature of commitment to quality. Chrysostomos Kouroushis, the younger brother of Kypros, attended the Higher Institute of Civil Engineering and Architecture in Sofia, Bulgaria, where he graduated with exceptional success. He continued his post-graduate education and in 1983 earned his Master s Degree in Civil Engineering. Upon his return to Cyprus he was immediately employed as Supervising Engineer in two different property developing companies in Paphos where he worked until 1989, before co-founding Kouroushi Bros, thereby fulfilling a long-standing ambition to run his own business.
STEADY GROWTH OVER DECADES When the Group was first established in 1989, Kouroushi Bros concentrated its activities on the construction of third party projects. Its extensive construction portfolio began with a series of hotels in the district of Paphos, such as the St George Hotel, Anemi Hotel, Pagona Hotel Apartments, Paradise Kings Club and Capital Coast Resort and Spa. Furthermore, major commercial projects including the Hellenic Bank headquarters, the Salamis Building, and government buildings such as the PASYDY building, army barracks, the new Municipal Theatre of Nicosia and The Kallinikeon Municipality of Athienou bear the Kouroushi name. Due to the A class Building Construction License the company holds, the company has the opportunity to undertake construction projects of any scale and scope. The company also holds a C class Infrastructure Construction License.
Professional, yet personal Kouroushi Bros is a fully fledged organization that operates from custom-built, modern premises in the centre of Paphos, which serve as the business headquarters and accommodate all the company s various departments. The Group s operation focuses on two core areas within the property industry, Island wide: - Construction, as the foundation of Kouroushi Bros superior projects. The company undertakes third party construction developments via favourable tenders. - Development of Freehold Properties, including apartments of all sizes, terraced maisonettes and custom-built villas, to supply the ever growing local and international demand in Cyprus for permanent residence and holiday homes Furthermore, the Group has expanded its business to Bulgaria, a country which, following its accession to the European Union, is emerging as an increasingly popular holiday destination. The Group is also examining the possibility of penetrating the property market in Moldavia, Ukraine and Qatar. Corporate services, from Sales and Marketing to Finance and Accounting as well as the IT Department and the Architectural Team are directed by Kypros Kouroushis, while Chrysostomos Kouroushis is at the helm of the Technical and Civil Engineering Departments and all its sub-units involved in the proper execution of each project.

HOTELS Capital Coast Resort & Spa Commencement Date: Feb 2007 Completion Date: Aug 2008 36,000 sqm 48 millions euro The project consists of 232 standard rooms and 22 two bedroom suites, with a fully fitted kitchen. The resort comprises of a reception lobby area, main restaurant, bar, mini-market, library and games room. Capital Coast Resort and Spa includes a large outdoor swimming pool, children s pool, pool bar and roof top bar. The project also consists of two basement floors where the offices, children s play room, the Pearl Banquet hall, conference rooms and health club are located. The health club consists of the Anemones Spa with 15 treatment rooms, the bath house including sauna, steam room, hot and cold plunge pools and Jacuzzi and the gym area with the reception, gymnasium and aerobics room. A large indoor heated swimming pool is also included in the health club. The development is set on a seafront location with amazing views of the Mediterranean Sea.
HOTELS Amphora Resort The project is scheduled to be developed over three phases. Commencement Date: Feb 2011 Completion Date: may 2013 23,000 sqm 17,5 millions euro Phase A: One of the highlights of this perfectly situated hotel is the exquisite accommodation offered, comprising of 94 Luxury Suites, spacious Superior Rooms and a 3 Bedroom Villa with private pool. The majority of rooms offer magnificent and unobstructed views of the azure Mediterranean waters and the Paphos Byzantine castle. Phase A, apart from the 95 accommodation units includes a large kidney shape outdoor swimming pool, a children s pool and pool bar set on the extensive gardens of the development. The main building incorporated the temporary reception and lobby bar, the main restaurant and an outdoor bar. This phase also includes a gym and sauna. The development also has a sandy cove beach in front of the resort and all parking is underground so as to keep the tranquility of the resort.
HOTELS saint george Commencement Date: Feb 2001 Completion Date: Sep 2003 20,000 sqm 19 millions euro The St. George Hotel & Golf Resort is an elegant and beautiful hotel, of 4 stars located in Chloraka, Pafos. The company was commissioned to build the new extension wing of the hotel to include 62 apartments with all their facilities. The facilities included indoor heated pool, sauna, gymnasium and restaurant. An outdoor pool with all the necessary landscaped levels and external work where also completed as part of this development.
HOTELS Sunwing Resort Agia Napa Commencement Date: Nov 2010 Completion Date: may 2013 2,500 sqm 9 millions euro The company was commissioned to renovate the existing build in 2010. During the winter periods November to March two new parking lots and tennis courts were developed. Further interior renovations of some of the rooms were completed the following winter. Three new block of apartments were constructed the next winter with a total building cost of nine million Euro.
HOTELS - RESIDENTIAL PARADISE KING S CLUB RESORT Commencement Date: Feb 2004 Completion Date: Sep 2007 15,308 sqm 15 millions euro Kouroushi Bros was commissioned by Paradise Resorts (Cyprus) Ltd to build this resort in 2004. The project includes 104, 1, 2 and 3 bedroom apartments and 6, 2 and 3 bedroom townhouses with private pools. The resort consists of large reception area with lobby, main restaurant, coffee shop, pool bar and fast food restaurant, mini market and kids club. It also includes two large outdoor pools, two children s pools and a four ring bowling green. The health club consists of gym reception, indoor heated swimming pool and Jacuzzi, gym, dance studio, sauna, steam room and treatment rooms. Offices and conference rooms have also been incorporated. The total area constructed is 15,308 square meters with a cost of 15 million Euro.
GOVERMENTAL AND COMMERCIAL PROJECTS KALINIKION MUNICIPALITY Commencement Date: Feb 2003 Completion Date: Sep 2006 3,000 sqm 4,6 millions euro Kouroushi Bros Ltd constructed the Kallinikion Municipality Hall in Athienou, Larnaca. This two storey contemporary building covered 3,000 square meter area and cost 4.6 million Euro and is the base for the mayor and town council of Athienou Town.
GOVERMENTAL AND COMMERCIAL PROJECTS Symeou & Konnaris Law Firm Offices Commencement Date: Sep 2010 Completion Date: may 2012 1,800 sqm 2,4 million euro The company was commissioned to construct this five storey building in one of the busiest main roads in Limassol town. The 1800 sqm built consists of two underground floors and three levels that house the offices of Symeou and Konnaris Law Firm. Development was completed in 21 months.
GOVERMENTAL AND COMMERCIAL PROJECTS total plus gas station Commencement Date: Feb 2011 Completion Date: may 2011 1,5 millions euro Total Gas Station is located in Tremithousa, Paphos. The construction started in February 2011 and finished in a 3 months period, in May 2011. The Gas Station has been constructed according to the highest specifications and standards.
GOVERMENTAL AND COMMERCIAL PROJECTS CHURCH in TALA Commencement Date: Aug 2011 Completion Date: dec 2012 4,600 sqm 6,5 millions euro The Church of Tala is one of the biggest churches in the area of Paphos. The construction of the church begun in the summer of 2011 and was completed in December 2012. The design of the Church is unique since has an underground parking area, underground museum and conference area.
GOVERMENTAL AND COMMERCIAL PROJECTS Agia Paraskevi Church Commencement Date: Apr 2011 Completion Date: oct 2012 738 sqm 1,2 million euro This new development came to complement the original 400 years old church at the entrance of Nicosia Town. The church was completed in 2012 to accommodate for the larger number of community members that attended mass there. The church is of Basilica design and includes an underground basement parking.
RESIDENTIAL yialia VILLAS Commencement Date: Feb 2003 Completion Date: Sep 2008 9,000 sqm 14 millions euro Yialia villas is a residential development set in Argaka in the Polis Chrysoshous area north of Pafos. This development consists of 12 luxury villas of 3, 4, 5 and 6 bedrooms.
RESIDENTIAL DANAOS 2 Commencement Date: Feb 2007 Completion Date: Sep 2010 13,000 sqm 18 millions euro The company was commissioned to construct a residential development consisting of seven blocks of 1, 2, and 3 bedroom apartments and 2 and 3 bedroom townhouses near the Tombs of the Kings Road in Pafos. The development also consists of a large communal swimming pool and basement areas.
