Location Exceptionally attractive development is in the north-western part of the Kaliningrad city; The territory of 7 land plots (~45 ha) is located at the intersection of Sovetskij Avenue and Bolshaya Okruzhnaya Street, Kaliningrad Region, Russia The site is conveniently located near major inter-city roads and regional highways. Utility networks Necessary utilities (electricity, sewerage, gas and water) are available at the site s border. In 2011-2012 sewerage, gas and water in required capacities were laid from connection points to the border of the subject site. The gas pipeline moved outside of the area (built-up area). Potential Development Large scale real estate development project in Kaliningrad city, Russia The land plots are suitable for commercial retail/office and residential development. According to information from Map of the Town-planning Zoning (Master plan) of Kaliningrad city all land plots are classified as the following zones: public and business zone; development of multi-story apartment buildings zone; allocation of education facilities zone; the mixed-use functional zone; city parks, squares, gardens, boulevards, quays zone. The new Master plan of Kaliningrad city is valid from July 2016 until 2035. 7
