Built in 1981, this Shopko retail store is comprised of 90,499 square feet of building space and sits on approximately 9.27 acres of land. This location also benefits from a rent/sf that is well-below market, providing investors with additional income stability in the future. The Rochester, Minnesota Shopko has roughly 11.5 years remaining on a true triple net lease that was entered into June 1, 2006. The current rent is $705,000 and rent is scheduled to increase on June 1, 2017 by the lesser of six percent and 1.25x the change in CPI over the previous three years. Rent will follow this escalation structure every three years after the next rental increase. Additionally, there are two, ten-year tenant renewal options. Rochester is a city in and county seat of Olmsted County. Located on the Zumbro River's south fork, the city has a population of 110,742 according to the 2013 United States Census. It is Minnesota's third-largest city and the largest city located outside of the Minneapolis- St. Paul-Bloomington Metropolitan Statistical Area. There are approximately 37,779 people within a three-mile radius of this property and more than 79,252 people within a five-mile radius. The property is situated on Highway 63 South just north of the intersection at Highway 63. Traffic counts on Highway 63 are approximately 30,000 vehicles per day, providing a consistent flow of consumers to this Shopko location. The Subject Property is well-positioned on a highly active commercial corridor that harbors a great deal of both local and national retailers. Adjacent to the property is a Menard s and Michaels. Additional retailers in the immediate area include: Kohl s, Walmart, Famous Footwear, Old Navy, and Culver s. Mayo Clinic forms the core of Rochester's economy.
