Purchase Information The Hideaway Apartments are an excellent investment opportunity offering an average guaranteed rental return of 5% based on prognosis. As with most holiday homes in Austria owners are obliged to rent their property. The developer has teamed up with a top tour operator to maximise the rental potential so your property will earn an excellent income for you. The tour operator is the largest in Europe for winter sports and employs over 300 staff with a turnover of over 400m euros, so you can be confident your property is in safe hands. The tour operator will advertise your property, manage your online calendar bookings, and deal with the handover of keys for your guests as well as the laundering and cleaning of your property when guests have departed. This is how it works: Guaranteed Rental Return You will receive a guaranteed rental income which will be paid to you each year in five instalments. During the year you can book any two weeks in the winter season and any three weeks in the summertime. For the weeks you occupy the apartment you will be invoiced by the tour operator and pay for these weeks, but as you are the owner and beneficiary of income you are ultimately paying yourself. As with your guests, there will be a fee for the cleaning and laundering of your apartment after you depart. Simply book your forthcoming winter season dates by 1 May and forthcoming summer season dates by 1 October. This can be done either online directly through the tour operator or by email. Purchase Costs Purchase costs for buying a property work out about 8% of the purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Registration Fee - 1.1% Land Transfer Tax - 3.5% Purchase Contract Establishment - 1.9% Finance Charges - 1.5% No Agent s Fee Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 20 years.
