Purchase Information fully managed rental Most holiday homes in Austria are obliged to be rented when they are not being used by their owner. There are tax advantages to this as you can reclaim part or all of the VAT on your purchase; so the developer has teamed up with top tour operators to maximise the rental potential of your property. The tour operator will advertise your property, schedule your bookings, meet and greet your guests when they arrive, and deal with the laundering and cleaning of your property when they have departed. To reclaim the VAT, you would initially pay the gross price and then claim back all (or part) of the VAT. You are permitted to claim back all the VAT - the full 20% - if you rent your property commercially and do not use it yourself. If you declare in advance that you will be using the property partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. The developers have appointed tax advisors to help with the process, which usually takes about three months to reclaim, and it is even possible to take a bridging loan for this purpose if required. Seefeld - 200km skiing Over 200km of skiing Seefeld is the Mecca of cross-country skiing. This Olympic region offers over 200km of award winning, perfectly groomed trails at altitudes over 1,200m, 154km of classic cross-country runs and 122km of skating runs, in addition to a 3km night track. Seefeld is one of the best places in Europe for beginner and intermediate skiing with 39km of downhill skiing, including 27km of blue runs and 11km of red runs open from December until March. Tobogganing & climbing The surrounding ski area of Gschwandtkopf is a perfect place for beginners to practice and intermediates will find more challenging pistes in the Rosshütte/Härmelekopf area. Other winter sports available include tobogganing, ice skating, curling, ice climbing, snow rafting and swimming plus there are 142km of winter hiking paths.
Après-ski Seefeld offers a superb après-ski experience for everyone from its award winning restaurants and sophisticated bars to its fabulous, exclusive casino. Popular venues for fine dining include the Gault Millau award winning Astoria Restaurant and the elegant Alte Stube in the Casino. Night skiing Great bars can be found in the Glass Igloo or Siglu at the five star Hotel Klosterbrau, the western saloon themed Buffalo and the traditional Tyrolean style Beisl. Summer Activities Summer Seefeld is surrounded by mountains which tower up to 2,600m and benefits from clean, allergen free air which makes it great for anyone who suffers from allergies. The beautiful landscape is also home to a huge number of summer sports and activities and offers 650km of marked hiking, mountain climbing and fixed rope climbing trails, graded mountain biking routes and 266km of Nordic walking routes. Other activities available in the area include paragliding, canyoning, tennis, archery, horse riding and swimming at the Olympia sports centre pool which also boasts a 140m wild-water flume. Seefeld is home to a number of festivals throughout the year. In July candles are lit in the pedestrian centre of the village and food, drink and crafts stands are set up. Number of Festivals yearly The town also hosts live music events at various bars and outdoor stages. During August Seefeld holds its Blumencorso or Flower Festival which is one of the biggest in Europe with thousands of visitors coming to watch the colourful floats and to take part in the open air party which continues until late into the night. The Seefeld Craft Fair is a celebration of the old Tyrolean handicrafts and is actually a relatively recent addition to the calendar of events. Held at the beginning of September, it highlights the craftsmen and women of the area, who keep local traditions alive in the modern world.
Golf Keen golfers wishing to play on the Seefeld plateau have the choice between the Wildmoos course, the academy at the Lenerwiese and the driving range at the Geigenbühel. The Seefeld-Wildmoos golf club, just outside Mösern offers a par 72, 18-hole championship course. Amongst European golfers, the setting is renowned for being one of the most beautiful on the continent with Mieminger and Wetterstein mountain chains forming a stunning natural backdrop. championship course The course was designed by British architect Donald Harradine and hosts numerous tournaments throughout the summer. The golf academy, a six-hole course with a driving range, is situated in the centre of Seefeld near the railway station and boasts impressive views across the Tyrol towards the Stubai Alps on the other side of the Inn valley.
