SPECIFICATIONS LIST POETA CABANYES 33-35, BARCELONA COMMUNAL AREAS ENTRANCE LOBBY The flooring of the entrance lobby will be natural stone with wood panels on the walls. The staircase of the building will be covered with natural stone, and metal handrail. The entrance lobby will have functional emergency and decorative illumination. Elevator - as part of the construction plan, an engineered custom made structure will be constructed in order to install a brand new elevator. The new elevator will be a gearless one, without an additional engine room. The new building will have a double entrance door, street and lobby, in order to integrate it in the facade design and provide extra safety. The street access door will be made out of steel, and the lobby a glass door will be installed. The building will have a surface mounted intercom with double function, for both entrance doors. FACADES The facades are designed according to City Hall guidelines in order to integrate this new building in the neighbourhood context. Each openings of the facades will have a balcony made out of steel. Aluminium carpentry with double glazed windows, thermal and acoustic gasket, water drainage rail, hardware with anti corrosion protection and UV protection finish. The bedrooms will have one wall in a light contrasting colour. The wall structure will provide all the necessary acoustic and thermal insulation. As it s a new construction, all ceilings will be white. The bathroom ceiling will hide the installation access. The walls and ceiling will have the air conditioning ventilation grids. FLOORING The main living space (living room, open kitchen, corridors) and bedrooms will have synthetic parquet in light colour and parallel layout. The back garden will have wood deck and grey ceramic tiles with outdoor anti slip treatment. INTERIOR CARPENTRY The access door to the apartment will be made of MDF with high security features and lock system. The interior doors are MDF doors with steel hardware and locks. Norvet provides a fully equipped kitchen with refrigerator, stove, oven, extractor hood and dishwasher. BATHROOM FINISHES The bathroom walls will have porcelanic tiles from Pamesa (or similar). The flooring is covered in ceramic tiles. The shower is at floor level with the same finish, longitudinal built in drainage. The fixture is rain shower with thermostat by Grohe (or similar). The separation of the shower area will be done with glass and stainless steel frames. The sanitary elements in the bathrooms as well as in the toilet are by Roca (or similar). The towel warmer in both bathrooms is by Roca (or similar). The climatisation will be supplied by a central air conditioning system, powered by a LG machine (or similar) and controlled with thermostat. The heating in the apartment will be made with the centralised heat pump air conditioning system. The apartments will have their own individual hot water accumulator. The electrical installation is completely new, and in accordance to building and living requirements. The new electrical installation will comply with the reglementations of high and low voltage and will be provisioned as specified in the installation plans. Norvet installs all the electrical mechanisms, the built in light points in the suspended ceiling and the outdoor lamps and sockets. The water installation is completely new, adapted to the architectural guidelines according to the installation plans. It includes a general supply valve and 2 individual ones (hot and cold water) in each wet area of the apartment. All the apartments will have new and reinforced concrete base with insulation under the flooring. SMART HOME The apartment will be provided with wireless domotics control centralised in a controller by Fibaro. The terrace finish will be outdoor ceramic tiles with anti slip treatment. Outdoor lights will be installed in the rooftop terrace, as well as electrical sockets and water points. The perimeter of the terrace will have landscaped area with water and socket provision. The ground floor terrace will have perimetral and central colector drainage system. The flooring finishing will be outdoor ceramic tile with anti slip treatment and cement slabs. The division walls will have concrete base and wood panels. The back wall will have built in garden box (with water and socket provision). Outdoor lights will be installed in the terrace, as well as electrical sockets and water points. Apartment 3 ground floor terrace will have an additional wood deck with built in Jacuzzi.
