RENTAL MANAGEMENT USER FEE AGREEMENT July 19, 1985 This agreement is offered to mobile home owners (hereinafter) referred to as "owners") who wish to make their homes available for rental. Under this agreement, Del Tura Country Club becomes the rental agent ~nd agrees to provide rental management as contained h~rein~ This includes an ongoing promotional and marketing program, reservation services and registration reception facilities. Owner is responsible for cost of advertising when said advertising is specifically for the rental of owner's unit. Del Tura has the power to sign leases for owner which have a duration of up to a year's time, and may commit a home for up to 8 months from reservation time to the beginning of tenant occupancy. All lease contracts entered into by Del Tura as agent for own~r, are binding upon owner. The undersigned owner agrees that Del Tura Country Club is the sole and exclusive agent with the right to rent owner's home according to a rate schedule Del Tura determines, to such persons as it may~ deem suitable, in accordance with the rules and regulations for the Del Tura Country Club and the landlords/tenant laws for the State of Florida. The management fee for these services provided by Del Tura Country Club is 16.5% of the total rents collected. ... '... ' ~, Annual Rental. An annual rental is a home which is either unfurnished or only partly furnished. Owner need only provide water service and the electricity to the unfurnished house. During the time that the subject house is rented the electricity account can be switched over to the tenant. Term Rehtal~' ~ term rental is a unit which is rented for less than one year to anyone lessee. Each term rental uni t mus t have basic furniture, pictures,"- and accessories to make the home complete; as shown on the attached list. It is important that the furniture be conducive to Florida living. In addition, each rental unit must have the "Standard Housewares Package" as per attached list. These are minimum requirements. In addition to these, the owner agrees to provide a telephone (local call restriction suggested), basic cablevision service, at least a 19" color television, a washer and dryer, water service and electricity. The owner is responsible for establishing accounts for the above mentioned services and bills should be sent. directly to the owner. The owner acknowledges that Del Tura is not responsible for any damages or theft from the unit or it's contents pursuant to ~his agreement and undertakes to absolve and ind~mnify and hold harmless Del Tura Country Club, it's employees, successors, and assigns, from any and all causes of action that may arise through the rental of this unit pursuant to the intefition of this agreement. Each homeowner will be responsible for providing adequate liability and property insurance for both the home and the area upon which the home is situated at Del Tura Country Club. This area includes, but is not limited to, personal and real property such as furniture, flooring, windows, doors, drapes, and or blinds, tile, finish hardware, appliances, fixtures, heating/cooling elements and in general, all improvements and betterments contained within the perimeter walls, ceiling and floors of the home. These coverages are available on should be obtained by each owner throu~h an individual their chosen basis and insurance -66-

agent. Be certain to instruct your agent to provide a homeowners policy, which includes the "rental" endorsement or clause, otherwise no coverage may exist while your home is rented out. All reservations for the owner or the owner's guest to use his or her home must be made with Del Tura Country Club's Rental Department and are subject to availability. In the event the owner reserve his house for use by owner or owner's guests during the months of January through March, Del Tura shall charge owner $200.00 (Twd hundied) for each month or part thereof in lieu of commission which would have been earned if said unit was available for rental. A check will accompany this statement when there is a credit balance. If a debit balance is indicated, the amount is due and payable by the first (1st) of the following month. Balances outstanding after thirty (30) days will be subject to a one percent (1%) charge per month until paid. Whenever possible you, the owner, will be billed directly on all repairs and/or services contracted either by you or your agent, Del Tura Country Club. If for whatever reason a direct billing is not possible, Del Tura Country Club shall pay said bill and deb,it your account for said billing. Should the need arise for repairs to the owner's home or it's furnishings, the owner hereby authorizes Del Tura Country Club to order said repair. The owner does not require prior notice unless said repair exceeds $150.00 (One hundred fifty). The home will be cleaned in preparation for each new tenant. The charge for this service is $40.00 (Forty). (Any damages, etc. will be deducted from the tenant's security depo~it). All owners including absentee owners must maintain their shrubs, etc. Weeding, fertilization, pruning, irrigation control and repair, pest control on ornamental, and general care may be done, if you so desire, by Del Tura groundsmen for a fee of $50.00 (Fifty) per month. This maintenance is required by your rules and regulations. If you are an absentee owner and you do not desire Del Tura Groundsmen to provide this service for you, -67-

you must make other arrangements for this maintenance to be done, and evidence of such arrangement must be submitted at the time of the execution of this contract. Owners initials here indicate his consent to contract Del Tura groundsmen to provide landscaping maintenance. The own~r is'r~quired to provide pest control service to the home. Del Tura Country Club has contracted with a professional pest control service to provide this service at a- cost of approximately $80.00 (Eighty) per year, billed quarterly at approximately $20.00 (Twenty) per quarter, (Price subject to change). If you are an absentee owner and you do not desire our pest control contractor to provide this service, you must make other arrangements and evidence of such arrangements must be submitted at the time of the execution of this contract. Owners initials here indicate his consent to contract with the professional pest control service provided by Del Tura Country Club. Lessor, hereinafter referred to as Del Tura, agrees to lease RV space to the lessee, for the period of time beginning with the date of this lease agreement and ending on the last day of the calendar year in which the lease is signed. In all cases, rent for the year is paid at the signing of the lease agreement; 2. In consideration for the rent paid, the lessor gives the lessee the right to park his or her recreational vehicle in the lot described above, subject to all of the rules and regulations concerning the R/V storage area, which are detailed below; 3. The lessor assumes no responsibility for theft security relating to the storage area or the space which subject of this lease/ the lessor offers no services which to the storage of a recreational vehicle; or any is the relate 4. Key must be signed for and returned as soon as possible. 3. Name, address, and phone number must be displayed on R/V. 4. Park in your rented space only. 5. Please keep your area clean. 6. Area limited to R/V's, Boats, or Trailers. 7. Del Tura is not responsible for vandalism. 8. Owner is fully responsible for R/V and contents. 9. All R/V's are stored at owner's risk. 10. Over night available. guests may park in R/V area, if space is (RV's and Trailers only - not autos or trucks). 11. Register your R/V's at Service Office before entering R/V area. 12.
