Innovative features such as bridges (3 total on this site), leak detection for the gas main crossing, acoustic berm/barrier adjacent to the railway, and creative site layout and planning all came together to allow the project to proceed and succeed. The campus has been re invented despite site constraints and roadblocks that seemed almost insurmountable.
INDEPENDENT LIVING EXTERIOR By creating a five story, 60 unit one and two bedroom Independent Living Apartment Building with under building parking, additional revenue was produced to support campus upgrades and resort style amenities. The bridge connector allows residents in the original and new independent living community equal access to the new Wellness Center, new amenities and the dining venues.
INDEPENDENT LIVING EXTERIOR WITH NEW VEHICULAR BRIDGE The location for the small house cottages site was separated by the Duck Creek channel. The team solved this issue by designing a vehicular bridge (shown above) that would connect the two properties allowing the nursing home a more private location while keeping the entire campus accessible.
INDEPENDENT LIVING APARTMENT FLOOR PLAN The steep site topography on the South side along with the Duck Creek channel (a storm water channel) and the utility easements required the IL Building design to have a drive thru at the lowest level to have complete site access to the entire campus.

DINING EXPANSION / RENOVATION FLOOR PLAN Dining was undersized and in need of a program update. The expanded and renovated dining now offers a sophisticated venue where residents can enjoy a restaurant style dinner experience.
WELLNESS FIRST FLOOR Based on the utility easement requirements, the team relocated the 54 inch sanitary sewer/storm line adjacent to the twenty inch high pressure gas line (which supplies the upper Northeast Quadrant of Cincinnati) to allow an adequate clearance to the existing building.
WELLNESS POOL The Wellness Center features full glass walls which maximizes natural light and provides a visual connection to the outside.
CHAPEL The chapel provides a gathering place for the community for worship and spiritual growth.
WELLNESS SECOND FLOOR The gas line also had a vertical clearance requirement for future maintenance which lead to a 2nd floor pedestrian bridge design solution. COMMUNITY EVENTS CENTER Residents can visit the new Events Center and participate in community activities such as art shows, lectures, and concerts.
NURSING COTTAGES SITE PLAN The small house cottages site originally located on a Brownfield, zoned for industrial/commercial use and occupied by a warehouse storage facility covered about half of the site. The zoning change was necessary to allow for this new nursing home use. The team also had to relocate the main entrance to meet new city traffic regulations. NURSING COTTAGES FLOOR PLAN Each cottage houses 12 nursing care residents in private bedrooms suites. The bedrooms have been designed to include full bathrooms complete with showers and are designed to accommodate lifts and multiple person transfers. The layout of the cottages takes as much advantage of the siting as possible, providing an attractive landscaped garden in the void created by the two buildings 'L shape.
