Normandy Park Resident News Check your Mail You will receive a mailing from Leading Edge. It includes the 2012 Year End Financial Report prepared by Progressive and copies of three resolutions passed this year by the board. Also included will be two forms a Contact Information sheet and a Voter Authorization Certification to fill out and return in the enclosed envelope. It is very important that you fill these out and mail to Leading Edge so our records are updated. The Association is required to have signed permission to print your phone number in our park directory or to use your email address for notices. Many voter certificates on file do not actually designate the voter for your unit. A recent audit of our owner files indicates many files do not contain required documents. DECLARATION OF CONDOMINIUM OF NORMANDY PARK OAKS CONDOMINIUM This is a Declaration of Condominium made this 22nd, day of August, 1968, by D & D HOMES, INC., a corporation existing under the laws of the State of Florida, hereinafter referred to as the Developer for itself and its successors, grantees, and assigns wherein the Developer makes the following declarations: (1) Purpose: The purpose of this Declaration is to submit the lands described in this instrument and improvements on such lands to the condominium form of ownership and to use in the manner provided by Chapter 711, Florida Statutes 1963, hereinafter called the Condominium Act. 5

(1.1) Name and Address: The name by which this condominium is to be identified is NORMANDY PARK OAKS CONDOMINIUM. (1.2) The Land: The land owned by Developer which by this instrument is submitted to the condominium form of ownership is the following described lands, lying in Pinellas County, Florida A surveyors like description of the land appears here. Further the Grantor reserves unto themselves, their successors and assigns the exclusive right to grant any easement as may be required for utilities, drainage, ingress and egress for any structures now constructed or to be constructed on, under or over the subject properties or adjacent properties for development and use as may be designated by the Grantor in writing. Additional association members as provided for in paragraph (1.3) hereof shall have the right, together with the condominium unit owner hereof, of vehicular and pedestrian traffic on the subject property. Subject to non-exclusive easements and roads as shown on Exhibit A attached hereto, which lands are called "The Land The granting of any of the aforementioned easements between the Grantor shall require any institutional lender holding a first mortgage on said property or any of the condominium units constructed in said property to join in the granting of said easement. The Grantor may, however, grant access easements for utilities, drainage, ingress and egress over, under or upon said property as might be required between the Grantor for construction of condominium units on said property or adjacent property without the institutional lender joining in the granting of said easement.
