Preparing your home SELF STAGING YOUR HOME AND PREPARING YOUR HOME TO SELL GENERAL MAINTENANCE Paint is the least expensive thing you can do to make your home look new again Be sure lawn is cut and shrubs manicured Repair any roof damage Pool should be skimmed and vacuumed Paint where needed HOUSE HINTS We live in a home to live in it and live in a home to sell it in two different ways Unclutter clear countertops, fridge, rearrange furniture Turn all the lights on Open the curtains or shades on windows Empty closets and make them guest ready Put away ashtrays Put away animal dishes and bowls MOOD SETTERS People buy on emotion, we are appealing to their senses Pleasant aromas or fragrance (boil cinnamon or potpourri, bake cookies, use plug-ins!) Turn on low background music (light instrumental or jazz) Make sure home is cool in summer and warm in the winter Set out goodies when you know a Realtor is coming by, on Open House days and on Office Tour Days.

Preparing your home SELF STAGING YOUR HOME AND PREPARING YOUR HOME TO SELL CONTINUED Making Your Home Shine is Imperative. Please use the following information to prepare your home to sell. The effort put into repairing and cleaning your property is likely to be returned in a fast sale at an attractive price. As buyers approach your property the first time, impressions are formed quickly. Paint house - this can do more for sales appeal than any other factor. Yard - Remove all toys, garbage, garden tools and other items from view. Mow lawn and keep edged. Close garage doors. Put colorful flowers in front of house. Often, while waiting to be let in, the first thing a buyer looks at closely is the front door. Put new paint on the front door. Buy a new door mat. Buyers take a close look at the basement of a home. They will look for bad wiring, leaky pipes and signs of decay. Clean out basement and dispose of everything you are not going to move. Ensure that there is plenty of lighting. Sweep or vacuum floor. Stack items neatly against walls.

Put a vase of fresh flowers on the table. Replace curtains or clean existing ones. Remove appliances from counters. Create a pleasant fragrance in the kitchen (i.e. vanilla, cinnamon). It is important that bathrooms are clean, bright and smell fresh. Install a new shower curtain and replace worn throw rugs. Polish all fixtures. Open windows. Hang bright, fresh towels. Remove stains from toilets and bathtubs. Use air freshener. Display colorful soaps. The Living Room Clean out the fireplace and place logs in it. Polish all woodwork. Put big furniture in storage so rooms are not cluttered or crowded.

Preparing your home IF THE HOME IS OCCUPIED While your home is listed many real estate agents will request times to view the properties, please use this as a guide for that time. If the Real Estate Agent is Alone: Do not discuss any details in regards to previous offers or situations. Please request the agent to speak with me directly. Many agents will try to solicit you during the showing. While Your House Is Being Shown When possible, leave while the property is shown. If not, remain in an area not being shown by the sales associate. Let the real estate expert show your house. Answer questions candidly when asked, but avoid questioning potential buyers. When an agent request to view your home please do everything in your power to allow them to view property. Also please review the following information. Open all window coverings Circulate the air in the home before the appointment (open windows and run fans) Turn on lights throughout home Light a candle if possible Open all doors in all rooms All valuables and medicine secure Put pets in a restricted area Take out items not included in sale Beds made No clutter on floor and vacuum Play soft music Do not stay inside home while they are previewing Tag or remove items not included in sale (i.e. water conditioner, chandeliers, plants, drapes). At night, turn on porch light and outdoor lighting. Clean dirty dishes in the sink and put away any dishes on counter. Keep toys in the children's rooms. Put away items in the yard such as bicycles, gardening tools and skateboards.

Preparing your home VACANT HOME CHECKLIST Your home being vacant needs to be checked on at minimum on a weekly basis. Also please review the following information. IF THE HOME IS VACANT While your home is listed many real estate agents will request times to view the properties. Open all doors in all rooms Take out items not included in sale No clutter on floor and vacuum Regular lawn and pool care Dust the home methodically All Light bulbs working No clutter anywhere completely bare, unless staged with furniture Light Staging with spare furniture. In the event your home is vacant agents will sometimes view the property unannounced.
