Summary GENERAL DESCRIPTION We are building the technology of the future in the lower part of Rózsadomb: an AA+ energy class 12-flat condominium in a quiet dead-end. There are going to be 12 flats and one office built in the building. At cellar level there are 16 indoor garage spots, storages belonging to the flats, two community bicycle storages and one operating room. The vehicles are transported to the underground garage levels with a car-lifting device. The projected date of handover is the third quarter of 2018. Location and transport The address of the estate is 1024 Budapest, Baka utca 6. (lot no. 13235/67), surface: 364 m². The condominium is in the close neighbourhood of the Millenáris Park, the Mamut shopping centre and the Fény street market are a 10-minute walk. Széll Kálmán square and Mechwart parkland are 5-6 minutes on foot. District II is located on a hilly area close to the city centre; both the buoyancy of the city and a significant green area can therefore be found in one place Garden and roof terrace An advantage of the ground floor is the direct and exclusive garden that is physically isolated; the upper-level flats looking onto the street have a panoramic view. Flats on the fourth floor all have a spacious terrace. In the ground-floor gardens there is going to be a three-layer green cover. The remaining areas are going to be laid down under grass. For the roof terrace we are envisaging to plant blooming and colourful evergreen and broadleaf ornamental plants. STRUCTURE Foundation, supporting structures Diaphragm wall trenches will mark the boundaries of the estate, and a monolith watertight reinforced concrete sheet blade will be installed within estate limits. The foundation of the planned building is galvanized diaphragm wall, with watertight reinforced concrete sheet blade foundation within the diaphragm wall contours. reinforced concrete soffit, in accordance with the sizes laid down in the underground layout and in the structural integrity plans. The ascending walls are 30 cm thick. Sheet blade thickness is typically 22 cm. Stairway kernels, in order to avoid sound transmission, are made with sound interrupting elements integrated in reinforced concrete structure. The frontal reinforced concrete elements are made of 20 cm thick incombustible heat insulation, with thin plaster colouring strengthened by fiberglass plunged into artificial wax. Tin structures, rails, balustrades and metal structures Each and every tin structure of the building (chimney, edges, sills) is made of certified zinc blades. All outdoors metal structures and the steel armature of reinforced concrete structures are connected to a lightning-conductor system. The indoor rails are made of non-corrosive steel, brushed and polished on the surface. The outdoor rails are produced either from noncorrosive steel or from fire-galvanized metal structure. The glass rails are made of 8+8 mm thick glued toughened security glass, with noncorrosive steel supports. Stairs The flights of stairs are made of monolith reinforced concrete supporting structures, with stone or ceramics pavement (abrasion resistace requirement: PEI IV; roughness of pavement: R11). At the supporting connection points of the flights sound transmission interrupters are installed. The levels between two floors have floating tops (ensuring footstep sound insulation). Interior partition walls For acoustic reasons, the walls enclosing operating rooms and shafts are made of 12 thick small-size dense bricks. The partition walls between rooms are frame ceramic structures, 10 cm in thickness (Porotherm N+F10), with bracing wires adjusted to the requirements, connected to supporting walls, with bilateral (2x1,5 cm) lime-cement plaster. DOORS AND WINDOWS, SHADE- GIVING Frontal doors and windows The entrance door (individual) and the frontal closures are made of a wood profile free of cold bridge, with a three-layer heat-insulator glazing (Ug=0.74 W/m2k). The street fronts are going to be built in with structures of increased sound bridge blocking to compensate for the more intense noise pollution (Rw=44 db). Interior doors The cellar levels are going to be installed with metal doors having the fire security level indicated on the layouts (A2 EI2-60-C). The metal doors have triple anti-corrosion protection, power-coated surface, straps and rubber seals. The door panels are laminated and have a shock-resistant surface from which aggressive substances can be easily removed. Doors on easy-access paths have no thresholds. Doors in the flats are manufactured with a fitted door frame, equipped with hidden straps, made of min. HPL surface panels (e.g., Lenta Moralt), at the choice of the client. (Rw=44 db, U =1.4 W/m2K). Metal closures The car lift shaft on the ground floor is closed with an anti-fire gate or smoke screen in the direction of both the garden and the ground floor. On fire compartmentation lines, fire protection structures having a fire-resistance corresponding to the mechanical description are going to be installed. Shade-giving Protection against extreme heat increase is ensured by the reflexive glazing of the doors and windows as well as by the frontal shades. The shading of roof terraces are ensured by fixed wooden/steel structures equipped with mobile sheets. PAVEMENTS, SANITARIES Hard finish The pre-hall, the corridor, the kitchen, the bathroom, the toilet and the pantry are covered with firstclass ceramics pavement tiles of 12, 000 Ft/m 2 worth (gross value). The thickness of the tiles, considering glueing, is 2 cm. The sidewalls of bathrooms and toilets are covered with first-class ceramics pavement tiles of 10, 000 Ft/m 2 worth. Laminate, vinyl and wood flooring Every living room and bathroom will be paved with 2 cm thick laminate floor with wooden film base, of 12, 000 Ft/m 2 worth. CALLIS INVESTMENT CO. Sanitary, Faience The sanitaries and faiences are selected by the clients and the interior designer together, and therefore here we only provide some product types in the given price band. Bathtub: RAVAK/LAUFEN, faiences: RAVAK/LAUFEN, taps: GROHE/HANSGROHE LIFTS The transportation of cars between levels is ensured by a hydraulic heavy lift (e.g., CORBO LIFT IP1- HMT V08). The lift in the stairwell has a weight limit of 630 kgs (eight persons maximum), it does not have an engine room and runs on electricity (KONE EcoSpace, SEC). MECHANICS Energy sources The energy required for heating, cooling and hot water supply is principally provided by the two Mistubish Electric heat pumps installed on roof level (Oh= 23.00 kw, Oc= 20.00 kw). It is partly ensured by the Viessmann Vitodens 200 W/ 125 W condensing boiler placed on level P1 of the building. Heating We are planning to install ceiling and underfloor heating in the flats, with the bathrooms having towel drier radiators heated only with an electric cartridge. We are planning to install sub-meters for the flats in order to measure heating and cooling energy; these are going to be placed in the shaft opposite to the lift as indicated on the layouts. Heating is principally provided by heat pumps, the boiler is for supplying hot water, but we have installed a redundant wire lest the individual geometers of the heat pumps should malfunction. In this case, the boiler can temporarily connected onto the heating system by opening closing valves in the appropriate place marked on the layout. Cooling The heating/cooling of the flats is accomplished through a cooling network. The panels of the ceiling cooling network are installed in the reinforced concrete ceiling slab, under the bottom pressing. To control room temperature, a wall thermostat controlling heating-cooling circles is installed in every room. If during the summer humidity reaches a physically uncomfortable level, the cooling function of the system switches on. For the stone-paved rooms, we have designed underfloor heating. Hot water supply Hot water is supplied through indirectly heated consumable water reservoirs heated with air-water heat pumps. Water consumption is measured individually, flat by flat. ELECTRICITY Energy supply and measuring consumption The electric demand of the building is 83 kva (3x125 A). We are going to have laid an underground cable from Elmű network to the local distributor placed on a wall compartment on the ground floor. The local distributor contains the consumption meters grouped.the meters are placed in Shrack plate encapsulation. Every flat is going to have one single-phase direct measurement 1x32A (7.3 kw) meter installed. The supply of the shared consumers is to be done by one three-phase direct measurement 3x40A meter. The heating and cooling of the building is ensured by a heat pump with a 3x63A (43.3 kw) meter. The measurement of the heat pump is done according to tariff G. Lighting We are planning to install one central lamp spot which can be switched on and off with lustre switcher. In rooms with small surface (toilet, hall), there will be wall fitting connectors. In the kitchen there will be a workplace illumination connection installed besides the uppermost lamp spot. Sockets and connectors Every room will be equipped with sockets (with a 30 cm mounting height). In the kitchen connection is enabled for electric appliances (with a 1,2 m mounting height), for the dishwasher (0,6 m mounting height) and for the electric cooker (0,6 m mounting height). Telephone and television There will be star network wiring to the telephone end-point in every room of the flat. Also, an aerial connection point will be installed in every room. The amp point will be placed next to the electric distributors, from where television and telephone wires come out. Entry phone Every flat will be equipped with a video entry phone. The external unit will be placed at the gate entrance; the home device will be installed in the halls. Protection of property The flats will be equipped with a MABISZapproved alarm system, LCD control units, and the protection of the flats will be accomplished through passive infrared sensor. Ground floor (one flat plus one office) An office with a separate entrance opens onto the street front. In the back front, we have built a three-room flat having direct connection to the garden. The flat has two bedrooms, a bathroom, and a living-room opened together with the dining room. The permanent dwelling spaces (living-room, dining-room, kitchen and bedrooms) have a direct exit to the separate terraces in the back garden. Parking is ensures in the garden (as well). Floor 1 three flats The stairwell (extended in three directions) opens to three flats of different basic surfaces. The smallest one is a two-room flat, south-east direction, looking onto the street. Of the two bigger three-room flats, one is a bi-directional dwelling with windows on both ends, looking onto the street and on the interior garden at the same time. The flats have the dining room opened together with the living room, plus a kitchen. Each living room has a mostly covered breathing space or French balcony. Each flat has at least two water blocks. Floor 4 two flats We have built up two flats on this level. The function of each room is adjusted to the arrangement of flats on floor 3. The façades of both flats are opened to the street (SE) as well as to the interior garden (NW). The four-room flats have a living-room, a unified dining room-kitchen, two bathrooms each and a guest bathroom. Each flat has a large separate roof terrace with an open cook-house. The independent and undisturbed use of the terraces is ensured by the inbuilt structural separation (stairways) and the acoustic walls together. The terraces have green roof areas.
