ST. PETERSBURG SHINES: DEVELOPMENT UPDATES 2016 PLANS ADVANCED IN 2016 South St. Petersburg CRA: The city launched five Tax Increment Financing (TIF) grant programs in spring 2016, awarding nearly $400,000 to small and local businesses for commercial site, building interior, and multifamily residential property improvements. In 2017, as investment in property in the CRA grows, the city expects to receive roughly $1 million through the TIF program and will launch business, housing, and workforce development programs, in addition to housing and commercial. Downtown Waterfront Signature Project: New St. Petersburg Pier District Construction will begin in early 2017 on the 34-acre waterfront site. Elements of the plan include a welcome plaza, market promenade, education center, pier head, family park with splash pad and eco gardens, and an active waterfront edge. Tropicana Field Redevelopment Concept: The city engaged HKS to develop a conceptual plan for a reimagined Tropicana Field site. The plan unveiled in October relocates the Rays stadium to the northeast corner of the parcel and features a research and tech campus, entertainment, housing, retail, office, hotel/conference space, and connectivity to an expanded Campbell Park. Innovation District: A Streetscape and Connectivity Plan for the district is nearly complete and implementation of the plan s recommendations will begin in 2017. Major development projects are under construction or recently completed in the district, including the new Johns Hopkins All Children s research and education facility, USFSP Kate Tiedemann College of Business and Lynn Pippinger Hall, and The Salvador condominiums. Warehouse Arts District and Deuces Live Joint Action Plan: The Warehouse Arts District and the 22nd Street Deuces Live Corridor is an emerging area and one of the most culturally vibrant, historically significant areas in the city. A joint framework plan is underway to develop recommendations for streetscape, open space, branding, and wayfinding, as well as programs for events and public improvement investments. Two major transportation initiatives launched this year bike share and the Cross-Bay Ferry expanding options for residents and visitors to get around St. Petersburg and connect to Tampa. In early 2017, Coast Bike Share will expand its program to 300 bikes at 30 hubs. The Cross-Bay Ferry pilot program, which began in November, runs until April 2017, at which point it may become permanent with increased service. Tropicana Field Redevelopment Recognized as one of America s hottest cities to live and visit, St. Petersburg s tremendous growth is impossible to overlook. 2016 set a new record for total construction value in the city - $654 million with residential development dominating. As the city s population nears 260,000, median age continues to decrease while median household income increases along with the number of residents with advanced education degrees. 2016 brought major investment across all areas of the city from South St. Petersburg and the Skyway Marina District to Gateway and Tyrone, setting St. Petersburg up for a bright future in 2017. Kozuba & Sons Distillery opened at 1960 5th Avenue S in a 12,000 SF building in the Warehouse Arts District. Kozuba was established in 2005 in Poland and chose St. Petersburg to establish their U.S. operations. The facility includes the state s largest private solar system a 1.5 megawatt rooftop solar array. MORE PROJECTS COMPLETED IN 2016 Delmar Townhomes is a 5-unit townhome community at 433 3rd Street S that exemplifies urban infill development downtown. First Central Tower at 360 Central Avenue completed their renovations. The $10 million facelift includes cosmetic improvements to the parking garage, upgrades to tenant floor elevator lobbies, tenant corridors and restrooms, as well as a new tenant lounge and fitness center. (Commercial; Downtown) The Chihuly Collection relocated to 13,000 SF at 700 Central Avenue. The new gallery is part of a mixed-use development that includes downtown s second Publix and three levels of parking overhead. (Commercial; Downtown) Bay Pointe Plaza underwent renovations which included a rebuilt 55,000 SF Publix and a new anchor tenant, Pet Supermarket. (Commercial; Skyway Marina District) The Hermitage is a new 8-story, 348-unit luxury apartment complex nearing completion on the 700 block between 1st and 2nd Avenues S. Renaissance City Homes, located at 500 Beach Drive NE, is a 4-unit luxury townhome project across the street from the Vinoy Hotel. The USFSP Kate Tiedemann College of Business completed a new $25 million, 4-story building, Lynn Pippinger Hall, with 68,000 SF at the corner of 7th Avenue and 3rd Street S. The college will open for the spring 2017 semester. (Institutional; Downtown/Innovation District) 3 Daughters Brewery, one of the largest craft beer producers in the Tampa Bay region, expanded with a new 10,000 SF facility on their site. (Industrial; South St. Petersburg) Brick Street Farms opened at 2001 2nd Avenue S as one of the city s first urban agriculture projects. (Industrial/Commercial, South St. Petersburg/ Warehouse Arts District) Several multifamily projects opened in the Gateway area adding 839 new units: The Reserve II at 540 Trinity Lane, Peridot Palms at 10589 Gandy Blvd N, and Aura @ 4th at 10980 Oak Street N. (Residential; Gateway) Jabil remodeled a 69,000 SF building at 10001 16th Street N as a new research and development lab to house engineers working on wearable technology. Chihuly Collection

The James Museum PROJECTS CURRENTLY UNDER CONSTRUCTION Power Design, a national electrical contracting business, is expanding its headquarters by purchasing and renovating an additional building with an investment of over $6 million. The project includes expanding their training and evaluation center, adding assembly space, and building out several offices, and is expected to create 60 new jobs. Additionally, Power Design is constructing a walking path around a lake on their campus that will be open to the public. FedEx is constructing a new 236,976 SF distribution center at 1960 102nd Avenue N. American Freedom Distillery will soon join St. Petersburg s fast expanding craft beer and distillery scene. The distillery s owners, former Green Berets, are building out a warehouse at 5th Avenue S and 22nd Street and anticipate opening in early 2017. (Industrial; South St. Petersburg/Warehouse Arts District) The Salvador is a 13-story, 74-unit green-certified condo building at 2nd Street and 5th Avenue S. The tower, which overlooks Tampa Bay and the Dali Museum, includes 3,300 SF of retail. (Residential; Downtown/Innovation District) The Brownstones at 1st Street and 4th Avenue N will be a row of five New York-style brownstone homes with roof decks and space below for offices. (Mixed-Use; Downtown) Quattro on Beach Drive will be four exclusive homes with private courtyards on the edge of Historic Old Northeast, just steps from downtown. The Colonnade is a gated community under construction near the intersection of 54th Avenue and 4th Street N with 130 townhomes. (Residential; 4th Street) The Eckerd College Visual Arts Center will open in summer 2017. The new 33,819 SF center will have 17 studios, classrooms, a digital lab, sculpture yard, offices, and gallery space. (Institutional; Skyway Marina District) Maximo Marina is currently undergoing a $20 million renovation. (Industrial; Skyway Marina District) St. Petersburg II Apartments, developed by NRP Group of Beacon 430, is an 8-story, 348-unit apartment complex on the block between 4th & 5th Streets S and 2nd & 3rd Avenues. The east building will be ready for occupancy in fall 2017 and the project will be fully completed in 2018.

MORE PROJECTS CURRENTLY UNDER CONSTRUCTION Improvements should be completed in 2017. The Bainbridge 930 Flats at 930 Central Avenue will be a 6-story, 218-unit residential tower with 3,578 SF of retail in the EDGE District. (Residential, Downtown). Burlington Place & Burlington Post: Two new affordable housing complexes for the elderly are in the works at Burlington Ave N and 31st and 32nd Streets. One building will be 5-stories and 86 units, and a second building will be 53 units with a cybercafe, library, and fitness room. (Residential; 34th Street) The long-vacant Pheil Hotel site at 400 Central Avenue underwent demolition and will be developed as a mixed-use project by the New York developer, Red Apple Group. (Mixed-Use; Downtown) The James Museum of Western & Wildlife Art is under construction at 100 Central Avenue. Expected to open in fall 2017, the museum will be the permanent home of 400-500 premier works of art from the collection of Mary and Tom James. The project includes 30,000 SF of gallery space, a sculpture court, a 120-seat theater, event space, store, and café. (Cultural; Downtown) The Gandy Corridor Project is underway transforming Gandy Blvd into an elevated six-lane expressway running east of I-275 to east of 4th Street N. The project includes plans for bicycle and pedestrian improvements, such as trail extensions and sidewalk connections, helping to make Gateway a more livable community. The Museum of the American Arts and Crafts Movement is under construction on 3.5 acres at 4th Avenue N between 3rd and 4th Streets. The parking garage is completed and work will begin in early 2017 on the $70 million, 5-story museum which will have 135,000 SF of space. (Cultural; Downtown) ONE St. Petersburg is under construction on the block bound by Central Avenue, 1st Avenue N, and 1st and 2nd Streets N. ONE is a mixed-use project that includes a 13-story, 174-room hotel, a 41-story condo building with 253 units, and over 17,000 SF of retail. After completion, it will be the tallest building in Pinellas County. (Mixed-Use; Downtown) A new St. Petersburg Police Headquarters will be built at 1301 1st Avenue N, across the street from the existing station. The $81 million project is anticipated to be complete by the end of 2018 and will include a secure parking garage and new shooting range at Woodlawn Park. The current police station is planned for future redevelopment. (Institutional; Downtown) Construction of the new $85 million, 225,000 SF research facility for Johns Hopkins All Children s Hospital is underway at 5th Street S and 6th Avenue. The project is expected to be completed in 2018 and will employ approximately 200 faculty, educators, researchers, and physicians. Skyway Marina (Phillips Development) FUTURE PROJECTS (2017 and Beyond) Phillips Development & Realty plan to develop the 9-acre site at 30th Ave S and 34th Street with a $70 million mixed-use project including 300 apartments and 22,000 SF of retail. (Mixed-Use, Skyway Marina District) The Tampa Bay Innovation Center will partner with the city and Pinellas County to develop and operate a major new business incubator on the southwest corner of 11th Avenue S and 4th Street. The 40,000-50,000 SF mixed-use facility will support research, innovation, and entrepreneurship in technology, marine and life sciences, and manufacturing. 801 Conway by Aspen Venture Group will be a development of 35 townhomes at 8th Street and Burlington Avenue. The units will range from 1,300 to 2,200 SF. (Residential, Downtown) Vela will be a 7-story condominium with 20 units at 4th Avenue S and 8th Street. The building will be constructed in a U-shape design so most of the units will have corner locations. (Residential, Downtown) The Halcyon is a 35-story, 306-unit apartment tower with nearly 10,000 SF of retail space coming to the 200 block of 1st Avenue N. (Residential, Downtown) The Sears site at Tyrone Square Mall will be redeveloped as a shopping complex with Dick s Sporting Goods, Lucky s Market, and PetSmart as anchor tenants. (Commercial, Tyrone) The Galaxy Hotel, located at 316 1st Street N just north of Sundial, will be an 11-story boutique hotel with 100 rooms. (Commercial, Downtown) The historic Union Trust Building, located at 801 Central Ave, is the center of plans for a mixeduse project bringing 386 apartments and nearly 44,000 SF of retail. The development will add a 4-story apartment building adjacent to the original building and an 8-story building will be constructed on the east end of the block. (Residential, Downtown) Deuces Live Underpass Project: Plans for improvements in and around the I-275 overpass at 22nd Street S include artwork and LED lighting to help elevate the area and surrounding businesses. Project design is complete and construction is expected in 2017. (Infrastructure, South St. Petersburg/Deuces Live) Arts Enclave: A collection of six warehouses at 5th Avenue S and 22nd Street, this project will offer reasonably priced studio space to artists. MORE FUTURE PROJECTS (2016 and Beyond) running alongside the property and proximity to the Morean Center for Clay and the Duncan McClellan Gallery, this property is set to become an iconic project for the area. (Commercial, South St. Petersburg/ Warehouse Arts District) St. Petersburg Commerce Park: In May 2016, City Council approved the lease agreements and development plans for two businesses to locate on the site Euro Cycles, a high-end motorcycle dealership and EMP Industries, a St. Petersburgbased marine manufacturing company. EMP s development will include Attaj, a wind and solar energy consultant and Accmar Equipment, a marine manufacturing company. The development project will consist of 20,000 SF of retail space and 40,000 SF of workforce housing.
