Please make sure you have your door code if you are arriving after 4 pm, as our offices will be closed for the evening. If you arrive before 3:00 p.m. you will need to check in at our office to confirm whether your condo suite is ready for occupancy.
3 Please let us know if you are arriving after 3:00 p.m. or if you are checking out earlier than 11:00 a.m. This greatly helps us with our cleaning schedule. During business hours you may also visit our office on the 5 th floor in Tower 1 of the Waikiki Banyan. Other Property management companies (including the main lobby desk) in the building will not be able to assist you. Check-out Procedures Leave the security keys and the parking pass, if applicable, on the kitchen counter. Please remember that there is a $150 charge for not returning the parking permit. Empty fridge of used or expired items. Factory sealed and other fresh foods may be left for our staff to use or to be donated to a local charity. Useful items such as Paper plates, cups, laundry soap, etc. may be left for our staff to use or to be donated to a local charity. Wash, dry and put away dishes. Wipe off counter, sink, and stove. Drop trash in trash chute at the end of the hall. There is a trash chute at the end of the hall on every floor where you can dispose of your trash. Recycled materials can be left in trash room off to the side. Replace furniture to original location as needed. Turn lights, television, air conditioner, and all accessories off. Early Check-in or Late Check-out: Guests wishing to ensure an early check-in or a late check-out are encouraged to purchase an additional night, if available, at the time of booking. Luggage storage is available at our office during business hours (9am to 4pm.) An early check-in or late check-out option may be purchased for $50 each within 7 days of arrival or departure respectively. Purchase allows early check-in Guests to arrive any time after 4:00 am and late check-out Guests to depart any time before midnight. Purchase is subject to availability and is often not available due to schedule conflicts. A subject to availability request for an early check-in or a late check-out of 1 hour may be made without charge up to 48 hours prior to arrival or departure. Requests will be granted if the unit is available and if the cleaning staff can accommodate the request. Unauthorized Late check-out Fees: $100 before 1:00 pm, $300 between 1:00 pm and 3:00 pm, unauthorized occupancy after 3:00 pm is trespassing and trespassers will be removed by security and/or police. After 3:00 pm, guests will be charged the maximum nightly rate allowable by law and be subject to criminal prosecution.
4 ADDRESS/DIRECTIONS: The Waikiki Banyan 201 Ohua Ave. Honolulu, HI 96815 Cross Streets: Ohua Ave. & Kuhio Ave. Directions to the Waikiki Banyan from the Airport: From the Honolulu Airport, go East on the H-1 Freeway (about 8 miles) Take the King Street Exit (Exit 25A) Keep going straight on King St. and look for the green sign to Waikiki on the right side. At the second light, turn right on the street where the sign points to Waikiki (just after Foodland) You are now on Kapahulu Ave. Continue south on Kapahulu Ave. (about 1.5 miles) Turn right onto Ala Wai Blvd. Drive about 1 and a half blocks. Turn left on Ohua Ave. (Ohua Ave. is a one way street.) The Waikiki Banyan will be on the left hand side after one block. If you reach Kuhio Ave. you have just passed the Waikiki Banyan. You can turn left onto Kuhio Avenue and then turn left into the Waikiki Banyan parking garage and park in 15 minute parking
5 PARKING INSTRUCTIONS: You will need to pick up the parking pass that is in the condo before you can park in the parking garage. To do this, you can park in the taxi parking area as long as someone stays with the car. You can also park in 15 minute parking located inside the garage. You will need to tell the attendant that you are a guest of Koko Resorts and your parking pass is in the condo. (See Main Floor Map for 15 minute parking location) WARNING: Large cargo vans and SUV s do NOT fit in the parking garage because of the low ceiling. Call security if you have any questions (808-922-7172.) If your vehicle does not fit in our garage, you will be parking in the street, so plan ahead! 9 TRAVEL GUARD VACATION RENTAL INSURANCE: If you are interested in purchasing travel protection insurance we recommend Travel Guard. It covers the cost of your stay in the event that you must cancel your trip due to an illness of a family member or other covered unforeseen events. It also covers certain medical expenses that may be incurred while on your vacation that are not covered by your regular insurance. Coverage through Travel Guard must be purchased through Travel Guard directly, and not through Koko Resorts. 10 For a summary of the coverage provided please visit: http://content.travelguard.com/adx/aspx/adxgetmedia.aspx?docid=2894 The cost is only about 7% of your entire rental cost. It is best to buy it within 21 days of your initial payment for maximum coverage. You can buy coverage up to 60 days before your reservation with some restrictions. KOKO RESORTS TERMS & CONDITONS: House Rules & Important Information: Maximum occupancy is determined on a room by room basis. Please remove shoes or footwear in unit. Pets are not allowed on any Koko Resorts, Inc. property. Service animals, as defined by the Americans with Disabilities Act are allowed. Please notify us in advance if you will be arriving with a service animal. Absolutely no barbequing allowed on lanai per fire marshal. In accordance with Hawaii State Law and Koko Resorts, Inc. policy, smoking is not allowed in any unit, lanai, or any other areas marked as non-smoking. A minimum charge of $500 will immediately be charged to your credit card for violations of this policy. By booking with Koko Resorts, Inc. you agree to this charge and authorize Koko Resorts, Inc. to charge your credit card on file. Items placed on lanai must be secured and not viewable from below. No items are allowed to be hung from the rail of the lanai. All amenities including pools, hot tubs, tennis courts, saunas, etc. are subject to posted time schedules and temporary closures from time to time. There is no guarantee that any specific amenity will be open or available as Koko Resorts, Inc. has no control over the maintenance and the management of these amenities. Each property is subject to house rules that must be observed. Quiet time is from 9:00 PM to 8:00 AM or as posted. All house rules are subject to change. Guests in violation of house rules and/or posted community association rules are subject to immediate removal from property without refund and may incur fees for damages and/or penalties imposed by the Association of Apartment Owners (AOAO). All damages shall be immediately reported.
Hotel Reservation Not a Residential Tenancy: All reservations made by Koko Resorts are hotel condominium stays as defined and subject to the liability limits of Hawaii Revised Statutes Section 486K which is posted on the back of the front door in each unit. Reservations DO NOT create a tenancy subject to the Residential Landlord Tenant Code located in Section 521 of the Hawaii Revised Statues. Guests can be removed from the property without process of law if it is discovered that they have breached any term of this agreement including, but not limited to, violating the No Smoking policy and/or failure to depart at the contracted time. HRS Section 486K-8 states that any guest who intentionally continues to occupy an assigned bedroom beyond the scheduled departure without the prior written approval of the keeper shall be deemed a trespasser. Charges and Fees: The following fees/charges are authorized by Guest and will be charged to Guests credit card: Lock-out Fee: $50 after hours Smoking Fee: $500 plus the cost of cleaning and damages Lost Keys: $100 Lost parking pass: $150 Damage to unit: $50 service charge per item plus all actual repair/replacement costs. Excessive Cleaning: $50 per hour plus damages if any. Unauthorized Late Check-out Fees: $100 before 1:00 pm, $300 between 1:00 pm and 3:00 pm, unauthorized occupancy after 3:00 pm is trespassing and trespassers will be removed by security and/or police. Unauthorized Guests after 3:00 pm will be charged the maximum nightly rate allowable by law and be subject to criminal prosecution. Cancellation Policy: There will be a $150.00 cancellation fee for any cancellation notification received more than 45 days prior to occupancy. There will be no refunds made for reservations cancelled less than 45 days prior to the arrival date. Koko Resorts, Inc. recommends you purchase vacation rental insurance to protect against certain unforeseen events. Minimum Payments: A minimum payment of $150 must be received in order to confirm your reservation. For reservations greater than 45 days prior to occupancy the minimum payment of $150 is due in order to confirm your reservation with the remaining balance due 45 days prior to check-in. For reservations made less than 45 days prior to occupancy, the total amount is due at the time of booking. Minimum payments made at the time of booking are not damage deposits and amounts paid will be deducted from the total balance due. 11
