SITUATION Tyninghame Mill is located in a private setting on the edge of the conservation village of Tyninghame, and dates back to 1828 when it was built as a sawmill to provide timber for the Tyninghame Estate. The surrounding East Lothian countryside offers beautiful views to the Lammermuir Hills and is renowned for its golf courses with Muirfield, Gullane, Luffness and North Berwick all nearby. The John Muir Country Park, a haven for wildlife, is only a short distance away and there are some wonderful walks nearby, in Binning Wood and along Tyninghame Beach as well as the popular John Muir Way. The expansive beaches of the East Lothian coast are numerous and easily accessible. Tyninghame village, with its manicured cricket pitch, village hall and coffee shop, is only a short distance to Dunbar and North Berwick which provide excellent commuter train services. Both towns as well as Haddington (8 miles) also offer a greater selection of amenities including supermarkets, high street shops, banks, professional services and hotels. There are good local nursery, primary and secondary schools throughout the area and three well regarded independent schools: The Compass in Haddington (primary), Belhaven Hill in Dunbar (preparatory) and Loretto in Musselburgh (3-18). All the fee paying schools of Edinburgh are within easy reach and many have direct bus services from East Lothian. DESCRIPTION Tyninghame Mill s rich history is evident in the numerous original features which remain in the property, with the original wheel, lade, and timber beams all maintained and preserved.

The mill was converted into a residential property in the 1970s and has been immaculately designed to showcase the character of the property while providing a comfortable living space. Entering into a welcoming porch with space for boot storage and coat rack, a glazed inner door then opens up into the double height reception hall, with a curved wall spanning the ground and first floor. To the right of the hall is the sitting room with a double height, vaulted ceiling with exposed wooden beams. A wood burning stove is a focal point for the sitting area, while French doors open up onto a sheltered courtyard. Both the kitchen, which overlooks the mill lade, and a double bedroom, with en suite wet room, built into the concave area of the curved wall, are accessed from the hall. The staircase following the curved wall leads up to a family bathroom on a mezzanine level, with two further double bedrooms at the top of the stairs. Both bedrooms contain Velux windows overlooking the countryside towards the Lammermuir hills. Mill Cottage The Mill Cottage overlooks the mill lade, village cricket field and fields beyond. It is finished to a high standard and is currently let as holiday accommodation. From its private enclosed patio and garden by the mill lade, the front door opens into a bright hallway, lit from a large window above the stairs. On the ground floor there is a sitting room with a wood burning stove, and open plan kitchen dining area. The staircase leading up to the first floor provides access to the two bedrooms both of which have good storage. Plans have been drawn up to show how a new kitchen link could be created to join the house and the cottage which would bring the two together to make quite a substantial family house. Planning consent was granted for this project although this has now expired (05/00589/FUL). Outbuilding Located across the driveway from the house, the long pantiled outbuilding comprises a spacious studio, an open double garage, an open store area and large workshop. The studio is currently utilised as a home office but would suit other uses with its superb natural light. The studio space has an adjacent kitchenette and shower room with WC as well as generous stores. Plans have been drawn up to show how part of the garage area could be altered to create further accommodation in addition to the studio. Planning consent was granted for this project although this has now expired (05/00319/FUL). Garden and Grounds A gravel driveway provides access from the main road and leads into a turning circle around a central island. The mature walled garden that surrounds the property contains an ornamental kitchen garden, apple espaliers with several varieties, well maintained herbaceous borders, shrubs and trees. The property also features the mill lade, running along the south side of the cottage and the house, which attracts a range of wildlife and provides beautiful views from both the house and the cottage. DIRECTIONS From Edinburgh take the A1 east, signposted to Berwick-upon-Tweed.
