The sitting room, dining room, kitchen and utility are on the ground floor while the bedrooms and bathroom are on the first floor. The bedrooms enjoy excellent sea views. The cottage has night storage heating, convector heaters and a multi fuel stove. The land immediately surrounding the cottage slopes down to the beach. The costal path rises steeply from the beach. The beach is 25m from the cottage. The Cottage is arranged as follows: The utility, kitchen, sitting room, dining room, and entrance porch are on the ground floor while the bedrooms and bathroom are on the first floor. Please bring a torch. Approach The cottage is approached via country lanes and sign posted Gorran Haven then Penare. The last ½ mile of lanes are very narrow. Arrival & Parking Facilities Parking is 20m away along the lane from the cottage in an enclosed area which has a gravelled surface. There is parking for two cars There is an 18cm stone step from the road into the garden onto an uneven cobbled/ flagged path. The key safe is located on the wall to the right of the front door at a height of 130cm ffl (from floor level). It is operated by a combination lock mechanism. Parking Area Parking Area and cottage Getting in (and out) of the cottage The main door has a clear opening width of 63cm. There is a stone step and wooden threshold approximately 19cm high into the porch. The door from the porch leads directly into the sitting room. There is a second door from the kitchen leading to the outside. From the lane to this door there are 5 stone steps each 16cm high with a wooden hand and a concrete path. Page 2 of 20

Getting around the cottage There is a vinyl floor covering in the sitting room, dining room, kitchen, utility, porch, and bathroom. There is carpet in the sitting room, bedrooms and stairs. Internal doors clear opening widths range from 60cm to 77cm. There are 9 stairs with a wooden hand rail that rise from the dining room to the first floor. There is a small landing at the top of the stairs with further steps into the rooms. Ceiling heights are low downstairs where the height from floor to the beams in the dining room and sitting room is 190cm. A point on the stairs from floor to ceiling is 160cm high. Ground Floor Porch Entrance door leads directly into the porch. There is a 15cm carpeted step and 4cm wooden threshold from the porch into the sitting room. Sitting Room Door to porch and second door to dining room. There are windows to the front overlooking the garden. There is a central ceiling light, a table lamp and a standard lamp. There are two sofas with a seat height of 44cm high. There is a TV with separate DVD player. There is a CD player. Page 7 of 20
D Dining Room There is a dining table, two chairs and a bench. The table has knee clearance of 61cm. The dining chairs are 46cm high. The bench is 49cm high. Door to kitchen and door to sitting room. There is a central ceiling light. Page 8 of 20
Kitchen Door to utility room, door to dining room and door to outside. The height of worktop is 93cm. There is an electric cooker with controls to front which is 90cm high. There is a dishwasher, fridge, freezer, microwave, cordless kettle and toaster. There are 2 tracks with 4 spot lights on each. The small utility room is off the kitchen and houses a washer/dryer. Utility area First Floor Bathroom There are two steps 22cm & 7cm high from the small landing into the bathroom. The bath has an electric shower overhead. The bath measures 147cm long x 52cm high x 68cm wide. The WC is 42cm high. The basin is 77cm high. There is a central ceiling light fitting. The door frame is very low 164cm high. Page 11 of 20
Double Bedroom There is a centralised double bed 153cm wide x 197cm long x 68cm high. The clearance underneath the bed is 5cm. There are two bedside tables 57cm high with table lamps. There is also a central ceiling light. There is a built in wardrobe with a clothes rail at 140cm ffl and shelves. There is a carver chair with a seat height of 44cm high. Twin Bedroom There are two single beds. The first one measures 90cm wide x 190cm long x 65cm high while the second one measures 90cm wide x 183cm long x 65cm high. The clearance underneath the beds is 5cm and 4cm. There is a bedside table next to the first bed which is 71cm high. There is chest of drawers next to the second bed which is 77cm high with a table lamp. There is also a central ceiling light. There are wall mounted hooks which are 173cm high. Page 15 of 20

Garden The enclosed garden is to the front of the cottage and has two tiers. There are 5 wooden steps 22-23cm high inter connecting the levels with a wooden hand rail. The tier closest to the main door has a paved patio hardstanding with a table and fixed bench seating along with some grass and shrubs. The lower tier is grass with a gate and fence. Outhouse The outhouse adjoining the cottage is approached along a 6m long concrete path from the kitchen door. There are two steps into this building 14cm & 17cm high. This building can be used for storage, drying and houses the rubbish and recycling facilities. Outhouse entrance Page 18 of 20
