INTRODUCTION On behalf of the Central Bank of Ireland we are delighted to present the Central Bank portfolio, three distinct offerings in one very exceptional central location. The properties are being offered for sale in individual lots or as one lot and will be delivered to the purchaser(s) with full vacant possession. Comprising the majority of a city block bounded by Dame Street/College Green, Anglesea Street, Cope Street and Upper Fownes Street these buildings need little introduction. The main Central Bank Tower and plaza, is one of Dublin s most iconic and recognisable modern buildings designed by the renowned Sam Stephenson. This is being sold with the Commercial Buildings and other ancillary space. Number 9 College Green is a smaller but charming period building which historically housed the Sun Fire and Life Assurance Company. 6/8 College Green is a more standard modern office building standing on the site of the original Jury s Hotel and benefits from dual frontage to Anglesea Street and College Green. Rarely does an opportunity present itself to acquire such landmark and iconic properties which represent an important part of Ireland s socio and economic history. Rarely does an opportunity present itself to shape the future use of such an important and vibrant part of Dublin city centre. TOWER, ANNEX & COMMERCIAL BUILDINGS q CENTRAL BANK PORTFOLIO LOT 1 THE TOWER BUILDING, ANNEX AND COMMERCIAL BUILDINGS
Tower Building LOT 1 TOWER BUILDING, ANNEX AND COMMERCIAL BUILDINGS Lot 1 consists of the main Tower Building which sits on the plaza together with the Annex (accessed via an elevated walkway from the Tower Building or directly from the plaza) and The Commercial Buildings which is accessed from the plaza and fronts Dame Street/College Green. All of these buildings comprise part of the 1970s Central Bank development. The development was designed by the renowned Irish architect, Sam Stephenson. Commercial Buildings Lot 2 Lot 3 Annex The Tower Building is one of Dublin s most iconic properties and has been described by Archiseek.com as a highly assertive building with a bold outline and dramatic styling. Its design and construction was unusual for its time as it was constructed using a cantilevered system located on top of the twin reinforced concrete service cores with each floor suspended from the twin cores by 12 external support points. The floors were built at ground level and subsequently hoisted into place. Since its construction it has become a much loved Dublin landmark. The annex contains the kitchen and contemporary restaurant facilities for staff as well as some smaller office accommodation all over 4 floors (two above ground). Direct access is provided to the Annex from the Tower via an elevated pedestrian link bridge from the reception or directly from the plaza or at basement level. The Commercial Buildings is a three storey over basement office building and is accessed directly from the plaza or the basement. The building is a modern copy of the original 1798 Commercial Buildings (that housed the first Chamber of Commerce and the Stock Exchange) which had frontage to Dame Street. As part of the development of the Tower building in the late 1970s, the original Commercial Buildings were demolished and reconstructed to replicate the original style but rotated 90 degrees to face onto the plaza. This property was refurbished in 2014.
