READY FOR RETAIL Since 2000, the North Broad Street Corridor has had the highest young-adult population growth in Philadelphia, making it one of the most vibrant, millennial-driven communities in downtown Philadelphia. part of the Visualize Temple campus plan. With more than 60,000 students living in the immediate area, the demand for student housing has been dramatic and currently, 75% of the housing units along the corridor are renter occupied. As a result of the tremendous increase in the millennial population, a booming restaurant and retail scene has blossomed. The opening last year of SOUTH Kitchen & Jazz Parlor and the bar Lorraine have made the corridor a hipster haven. Additionally, this community is the site of renowned Chef Marc Vetri s Osteria, the area s first award-winning restaurant. Furthermore, for the first time in decades, North Broad Street is establishing what could soon be an emerging shopping corridor in Philadelphia, with more than 200,000 square-feet of new retail space available. In addition to the more than 5,000 residential units either already existing or being developed on the outskirts of North Broad Street, hundreds of new projects will soon place residents more or less directly on the street in buildings such as the Divine Lorraine and Mural Arts Lofts. Another important component to the growth of North Broad has been Temple University s vested interest in the area. The University has recently invested $300 million in new and upgraded facilities as NORTH BROAD STREET RETAIL p. 2 While speaking about the need for development along North Broad, former Mayor Michael Nutter stated, we want to take virtually any steps we can to promote and support this growth and development.
