Situation Cotleigh House and Thatched Warren are situated in a very private and slightly elevated rural location on the edge of the peaceful hamlet of Elstone, which is set on the eastern slopes of the highly attractive Taw valley. The views across the valley towards Dartmoor in the distance are superb. The nearby and thriving small town of Chulmleigh offers good range of amenities including a church, shops, public houses, medical facilities and schooling to secondary level. The larger towns of South Molton, Barnstaple, Crediton and the Cathedral City of Exeter are all within easy reach with the A377 being about half a mile from the property. There are good rail communications with Kings Nympton Station on the Tarka Line being only one mile from the property. This line links Barnstaple and Exeter with there being a mainline rail link to Paddington at Exeter St. Davids and Tiverton Parkway. Cotleigh House Cotleigh House was built in 1913 and is a very fine example of an Arts and Crafts house with many features typical of its era. All the principal rooms are south facing and take full advantage of the stunning views over the front gardens to the Taw valley and the high tors of Dartmoor in the distance. The rear rooms enjoy a highly attractive outlook over the ornamental gardens that continue around to the rear of the house. The house has been very sympathetically maintained and improved by the current owners during their ownership in order to retain the period atmosphere of the property. Accommodation The front door opens into the impressive and wide hall which is floored in handcrafted oak block and has an impressive oak staircase to the first floor. The main reception rooms are located off the hall and are large and well proportioned. The sitting room is lined in oak panelling with walnut insets and has a handcrafted oak block floor, large bay window and a door linking into the drawing room. The drawing room has a large bay window and French doors leading onto a south facing terrace overlooking the gardens. The dining room is adjacent to the kitchen and again has a large bay window with views across the gardens. The kitchen/breakfast room has the original dresser, an oil fired four oven Aga, pine floorboards and cream units with wood worktops. This connects to a walk in pantry. The second kitchen has honed granite worktops, a Belfast sink and a gas hob. Off this room is a utility room, WC and Conservatory with doors to the gardens. Other rooms on the ground floor include a store room and cloakroom with wc. The elegant oak staircase leads up to the first floor landing and to the five bedrooms, a family bathroom, a shower room and a separate wc. Four of the bedrooms are spacious doubles and overlook the beautiful gardens, three with views across the Taw Valley to Dartmoor. A further staircase leads up to a loft room on the second floor which is currently used as a gym and a door off here leads to large attics which are boarded out and provide ample and easily accessible storage.

Thatched Warren This attractive Grade II Listed house was the original farmhouse on the site and is believed to date back to the 16th century.
