COED SYLFAEN Barmouth 3 miles Dolgellau 8 miles Caernarfon 47 miles Oswestry 55 miles (all distances are approximate) DIRECTIONS From Dolgellau take the A496 signed Barmouth and follow it along the north side of the Mawddach Estuary. Pass through the village of Bont Ddu, and about 2 miles on pass an old single storey lodge for Glandwr Hall on the left hand side. Slow down! There is a hard to spot, small county road on the right, 250 yards further on. Pass a sign to Glandwr Mill Country House and continue up the hill for about a mile. Cross a bridge and after 300 yards there is a layby on the right. Park in the layby and walk along the track opposite, through a plantation and into the property. This track is registered by Gwynedd County Council as an unclassified road and numbered 41. At the present time the track is not passable by vehicle. OS 1:50,000 Map 124 Ref SH638185. Please be aware of hazards within the woodland when viewing. DESCRIPTION The unclassified road, shown ABC on the sale plan, is easily accessible on foot and could be cut back to take a 4- wheel drive vehicle, and this bisects the property roughly east west. As you enter the property another designated footpath, BD on the sale plan, runs south to the property boundary on the way to Barmouth which is marked by a tumbling confluence of streams, and a small bridge. The land below this path is shown on the 1887 survey as open pasture or wood pasture, not woodland. So what is there has grown wild since that time. The remainder is Ancient Woodland. Access to the northern finger of the woodland used to be from an old track near the top of track ABC, and a new owner can open this up. Throughout this area generally are signs of the old farming system, such as well-made gateways, sheep pens, and a stock proof stile (there are also two modern versions) and enormous and well-built walls. It can also be reached by turning north at point B, through the burnt plantation, and cutting into the top end of the wood on footpath BEFG on the sale plan (badly signed) opposite Tyddyn Pandy. A fire in the adjacent plantation entered the woodland for a short distance. There is an extensive cover of hardwoods, especially sessile oak of a form specific to Snowdonia. Low growing, wide branches, covered in ferns and teeming with wild life. A tree creeper and green woodpecker were both seen in these areas. Other hardwoods include ash, birch and hazel. The understorey is thick in places, but the old woodland areas have a wide variety of flora, and May sees a continuous carpet of bluebells. Ornithologists are spoilt for choice in observing wood warblers and other migrant nesters. Woods that have been so totally untouched by woodland workers or farmers for decades are rarely seen on the market. Coed Sylfaen will be a superb acquisition for anyone who wants quiet enjoyment in a beautiful place, with so much environmental interest in a small area. Add to this conservationist s happy mixture of wild woodland the views from the top boundary of the Mawddach Estuary, barely a mile away. The lower boundary is formed by the Afon Dwynant, a most attractive boulder strewn stream, where a dipper was seen, and with pools deep enough for a cool dip for the owner! Perfect peace. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
