The Board of Directors will expedite its review of such lease in order not to inconvenience the Owner or Lessee. No lease will be approved for a term of less than six (6) months. No sub-leases will be permitted. (Neither by Lessee or Lessor.) If the lease states not allowed without the prior written consent of Landlord, the lease will not be approved. Lease must state that a copy of the Rules and Regulations has been given to the Lessee and that the Lessee has read and agreed to abide by these Rules and Regulations. Also, the Lessee s attention should be directed to the rule entitled Moving In and Out Household, where a Tower Unit is involved, the completion of a Regency Resident s Data Card, available at the General Office of the Association, along with a short orientation meeting with the manager. Lease must state at no time will Association provide any services normally associated with a hotel. ARE YOU PREPARED IN CASE OF AN ACCIDENT? Have you checked and/or updated your insurance policy lately? Do you know if your coverage is sufficient to cover the building s $10,000 deductible in case of an accident? For example, should you have a faulty lamp that causes a fire with $15,000 in damages, the first $10,000 of what the Association is responsible for would be charged to you; do you have coverage for that? Another example is, if a water line to your commode or sink(s) breaks and does $10,000 worth of damage to items the Association is responsible for in the units below you; will you have adequate coverage? By-Laws are clear that an owner will be held responsible for losses and all associated costs. HEAT AND HUMIDITY Summer has arrived! Now is the time that all residents need to take precaution with the heat and humidity. In order for you to reduce the humidity in your unit, you will need to run your air conditioner. Your air conditioner acts as a de-humidifier. If you choose not to run your air conditioner, it would be in your best interest to purchase a de-humidifier which can be purchased at any appliance store. If you should see water near the area of your fan coil unit, it could be a sign of a plugged drain. Please contact the Office immediately or Front Desk if after hours. Keep cool and enjoy the rest of the summer. The chute on each floor is to be used for bagged disposables. No cans, bottles, or other trash should be deposited before 8:00 a.m. or after 10:00 p.m. because of noise. Bag all trash. Please close the trash chute to keep odors out of the halls! Timeframe: Work completed in 4 months (with 2 month extension option, upon approval). Blueprint or drawing of plans submitted for approval by Jim Schafer and Jeff Dowd. Comply with Rules and Regulations pertaining to Outside Contractors. Work done in accordance with applicable Federal, State and Local Building codes and regulations. Jobs not completed within time frame subject to fines/assessments until substantial completion is achieved. Tower Residents: UNIT NUMBER Every day a portion of the mail comes addressed without a unit number. Please inform family, friends, clubs, churches, banks, investment companies and all businesses you deal with to include the unit number in your address. Turn off your car. The seconds you take to turn off your car are worth the savings to your health and wallet. Please limit the amount of time you idle your car, or completely eliminate idling.

To assist you in getting your flu shots this fall, CVS has again agreed to come to the Regency on Tuesday, September 13th, from 10 am to 1 pm. They will be in the Hermitage Room for your convenience. CVS will match competitive prices and accept most insurances. Please keep this date in mind and plan to take advantage of this wonderful opportunity to stay healthy. This can save you a trip to the doctor. No reservation needed. Residential Courtesy Reminder: SAFETY REMINDER: We are reminding you to be sure that your car doors as well as your residence doors are securely locked. Please report any suspicious visitors and/or behavior as well as any incidents immediately to the front desk. Noises have a strange way of traveling in and around the Regency Condos (both Tower and Square). We often get complaints about people next door slamming doors when in fact it is someone several condos away. The fact is, however, that slamming doors do make horrific sounds that carry for some distance. Please take a moment as you are going in or out of your units to shut the door carefully rather than let it slam shut. Thank you
REGENCY CONDOMINIUMS BOARD OF DIRECTORS MEETING MINUTES Monday, July 18, 2016 Location: Manager s Office Present: Mr. Woodward, Mr. Benton, Mr. Bowman, Mrs. Conners, Mrs. Myers, Mr. Ledford and G.M., Mr. Schafer. Page 7 of 7 I. Meeting was called to order at 3:57 pm. II. 6/20/16 regular Board meeting minutes were approved, as well as, the lease for 2290 in the Square. III. Manager s Reports: A. Board reviewed June P&L Accounts Receivable looks good. Manger is addressing one issue. B. Reviewed units for sale and sale prices. i. 2 in the Tower are for sale, of which 2 are empty. An additional 2 are for sale by owner, 12 are rented. ii. 1 in the Square is for sale. An additional 10 are rented. C. Board discussed the possibility of reserving or separating Visitors and Residents parking in the Square. There doesn t seem to be anyway in doing so at this time, therefore the Board will see how much of a problem exists. D. Board decided not to take their option to purchase unit 102. E. Owner that moved in afterhours after being told he could not do so, was fined $100. F. Building insurance is going up 13.63% due to an increase of 3% in Building and content values, increase replacement cost from $151 sq. ft. to $156 and an increase in crime coverage from $2,000,000 to $2,500,000 G. Board confirms Quiet Time hours are from 10:00 pm to 8:00 am. No contractors in the building until 8:30 am and noise before 9:00 am and after 5:00 pm (Mon-Fri). Manager to present verbage at next meeting. H. An owner thought the article in the newsletter regarding noise complaints in Lot #1 was too harsh. If Quiet Time is 10:00 pm to 8:00 am, then owners should not expect to be awakened by the noise during that time. Dogs creating a nuisance at any time is not permitted as outlined in rule #2 in the Pet Rules. I. Owner met with Board members regarding Safety and Security issues. i. Stop sign by Lot #1 and Dana is a concern. Manager to get with District #2 to see if they have any thoughts. ii. Security in the building is very difficult if not impossible to enforce until such time as the owners are willing to accept it and pay for it. Until that time, it s important to keep your unit doors locked at all times and to call in any suspicious activity. IV. Old Business A. FHA approval is good through 6/20/18. B. Tower Roof update repairs should be finished next week, weather permitting. C. Hallway update Paint bids came in under budget, however we only received 1 carpet bid.
