BUILDING CAPITAL IMPROVEMENT PROGRAM LANDLORD S BASE BUILDING WORK AND SPACE DELIVERY CONDITION: Landlord shall deliver the floors in fully demolished, broom clean condition with the following Base Building Work completed at Landlord s sole cost. Windows: On the South and East elevations, provide and install all new bronze anodized aluminum double hung thermopane operable and fixed windows. On the North and West elevations and on the North and South set back elevations, Landlord will restore casement window frames, make all tilt in panels operational; and re-glaze and replace all glass panes. HVAC: Provide and install air-cooled package units, hard wired and fully enclosed mechanical rooms exclusive of duct distribution.
