TO: Anne Arundel County Zoning Division of the Office of Planning and Zoning FROM: James and Holly Bennett May 23, 2018 RE: Request for 23' Variance To 100' Buffer Setback Property: 3914 W Shore Drive TO WHOM IT MAY CONCERN: We wish to obtain a 23' variance to the 100' Buffer for a shed and wooden patio sitting directly on the ground, within the 100' buffer, at our residence, 3914 W Shore Dr., Edgewater, MD 21037. The shed will be 12' x 20' with a surrounding wooden patio on the front and right side, sitting directly on the ground. Including the patios, the entire proposed structure is 25' x 25'. Our home lacks areas for storage. This is no basement, closet space, or attic and this has proven to be a hardship because we not only need personal storage, as any residence should have, but we are also are both self-employed and work from home, requiring storage in order to maintain our livelihood. Secondly, there is a voluminous amount of trees in our front yard along with the Mayo sewage tank, which would not make it possible to put the structure in the front. While our greatest priority is to protect land in a critical area such as this, we additionally enjoy the integrity of our neighborhood as it is very well-kept and we would not want to set a negative precedence or cause a potential decrease in surrounding property values with the structure in our front yard. Thirdly, we have also noticed our neighbors to the right, at 3912, and our neighbors two doors down to the left, at 3918, both have structures built within the 100'buffer, leaving us to think that is the set precedence. Our neighbor at 3912 has a two-story home, of greater square footage, well within the 100' buffer. Our neighbor at 3918 has a shed of similar structure, and appearing to be larger than ours would be, also well within the 100-foot buffer. Lastly, as the property is waterfront and has a high water

table, most of our yard tends to stay wet and unusable for personal enjoyment. This is why we put a wooden patio sitting directly on the ground, around the shed, so that we could have some space to enjoy the land. Thank you for considering our request.
