850,000 Morveren House, Trowan, St Ives, West Cornwall FREEHOLD A remarkable renovation of an historic and important 4 bedroom, 3 bathroom, 3 reception room Arts and Crafts house with double garage, in the picturesque hamlet of Trowan a short walk from the South West Coast Path and St Ives. Importantly the property has full residential permission, enjoys some sea views and the south facing garden overlooks countryside to the granite formations on Rosewall Hill.

2 SUMMARY OF ACCOMMODATION Ground Floor: entrance porch, reception hall, open-plan kitchen/dining room with west facing folding/sliding doors. Lounge, sitting room, inner hall, utility room, wc. First Floor: galleried landing, 3 double bedrooms all with vaulted ceilings, 2 excellent large en-suites, family bath/shower room. Second Floor: 4th bedroom or study looking out to sea. Outside: front courtyard. Lawned south facing walled garden with planted beds. Walled west facing hard landscaped garden with raised terrace and planted beds. Double garage and parking space. DESCRIPTION The ancient hamlet of Trowan dates from the 1300 s and clusters around the original well. The land around Trowan is one of the oldest farmed landscapes in Europe dating back over 2000 years and is an Area of Outstanding Natural Beauty. Sir Edward Hain MP built Morveren House in 1909 and is one of St Ives and Cornwall s most prominent ever businessmen and politicians having taken his father s smaller sailing shipping company to new heights forming The Hain Steamship Company Limited which owned 22 steamers and was eventually sold to the P&O Steam Navigation Company as it is was known then. Edward Hain was also a leading politician who represented St Ives from 1900 to 1906. He was six time mayor of St Ives and he received a knighthood in 1910 and was honoured as the High Sheriff of Cornwall in 1912, both shortly after he had built Morveren House. He was known to own nearly all the land between St Ives, Towednack and Zennor recognised as the Porthia Estate.

3 Morveren and Trowan were evidently built by men of means with quality stonework and handsome architecture making this one of the most desirable hamlets in Cornwall especially as it is within walking distance along footpaths to St Ives. Our client has recently completed an extensive renovation of this house and the adjacent two bedroomed cottage (also available) which links to the garage. The quality and attention to detail is the modern day equivalent of when the building was first constructed and is sensitive to the original yet provides modernity s such as double glazing, underfloor heating, new roof covering, folding/sliding doors to the west facing garden, a handmade kitchen and three exceptional bathrooms. The detail goes much further than one can describe in writing and must be seen to be appreciated. Morveren House offers comfortably spacious accommodation including an entrance porch and reception hall both with exposed stonework, the 32 3 long stone floored kitchen/dining room, a cosy feeling lounge with painted panelled walls and woodburning stove, a further sitting room, excellent utility room and wc. The bedrooms are no less impressive with all three on the first floor having high vaulted ceilings and numerous windows in deep reveals. Exposed floorboards add to the character and the two larger bedrooms both have beautiful large en-suite facilities. Two of the bedrooms and the master bedroom s en-suite also contain original Arts and Crafts fireplaces. The first floor is completed by the family bath/shower room and on the top floor is a further bedroom that is currently used as a study with a desk positioned in front of the window looking out over the sea which can also be glimpsed throughout much of the building although there are also superb views to the south over countryside to the rugged granite outcrops on Rosewall Hill. Many properties at Trowan are restricted to holiday use only but Morveren House is offered for sale with full residential permission. The house is approached from the historic courtyard with a small garden to the front and much larger gardens to the south and east. In addition to a double garage, a dedicated parking space will also be provided in the car park used by those with properties at Trowan.

4 LOCATION Trowan is blissfully located down a well maintained lane off the St Ives to Zennor road and is on a footpath giving access to both St Ives and the South West Coast Path linking to Zennor and then leading on around the West Cornwall coastline. The surrounding countryside is beautiful and unspoilt with enormous granite topped hills rising from the farmland gently rolling down to the sea. Trowan is quiet and has plentiful parking yet is most convenient for St Ives which is about a 20 minute walk along a footpath or just a short taxi ride or drive away. Around St Ives harbour are ancient winding streets and fisherman s cottages running away from the main street where there are thriving restaurants, art galleries and specialist shops. St Ives is incredibly picturesque with buildings nudging the shoreline, little cobbled streets meandering around the centre, startling blue sea and perfect golden sand. The town has a bustling and cosmopolitan atmosphere where restaurants serve fresh fish landed in the harbour. There are cafés, art galleries and studios everywhere with the Tate St Ives forming the focal point for this art loving community. St Ives enjoys a mild climate where winter frosts are rare, the air is exceptionally clean coming straight in off the Atlantic Ocean and the clarity of light is considered to be amongst the best in Britain. The area is known for surfing with Porthmeor Beach being the main surf beach although Porthminster and other beaches around the 4 mile wide St Ives Bay means that no matter what the swell and wind direction, there is always a wave to be found. St Ives has its own branch railway line which links to the main Penzance to London Paddington Line giving simple access throughout the county and to London. On the outskirts of town is a supermarket and St Ives has a full range of schooling as well as professional and commercial services.
