Seller Insight Dave s parents bought Court Prior Farm with 60 acres in 1957 and It has been home for Dave since he was 7 years old. I didn t move far, I was born and lived in a farmhouse just 100yds up the road! We were married in 1973 and moved into Court Prior, Dave s parents lived in the main part of the house, the larger part, and we made home in the other part. Now it is our time to downsize, but as we love the village so much we have built a bungalow close by. It time to let someone new enjoy Court Prior now and make it their own. There are lot o possibilities with the house so it will be great to see it all being put to good use again. It would work well as a home with annexe, or if you want to earn an income, it could be a great home with separate holiday let. It could also, of course, be turned into one large dwelling. The choice is yours! We can t rate the village highly enough, we ve lived here for a very long time! It feels rather remote but it really is pretty close to everything you could need. Totnes is the main town, with railway station and popular town centre by the river. The village itself has a lovely community with lots of social events, May Day sports day for the kids and a badminton club which has been going for over 36 years. There are lovely walks from the house, the one we especially like is from Cornworthy following the creek down to Tuckenhay and stopping for a drink and a bite to eat at the Malsters, the pub on the river once owned by Keith Floyd. Along the road from there you have the Watermans another nice pub to have a drink. Onto the next village, a few mins drive, Ashprington, you will find the Durrant, so a great choice of pubs just walking distance away! The scenery is of course, lovely too! Dave has always enjoyed trout fishing and sea fishing, it is a prefect location from that point of view as we are so close to the coast. Beaches, countryside, river, whatever you enjoy you ll find it close by. Step inside Court Prior Court Prior is a property with a number of possibilities, it really is worth a viewing to appreciate it and take in all that it offers. There are character features throughout, as you would expect from a 400 year old Grade II listed house. Exposed stonework, beams and lovely fireplaces all create a lovely feel to the home. The main part of the property has a lovely entrance hallway with flagstone floor. There is access from here to the main living accommodation and staircase to the first floor. What is used as the formal dining room is to the right of the hallway and has a large inglenook fireplace. It is a lovely spacious room with windows to the front aspect overlooking the front lawn. On the other side of the hallway is the sitting room, with another woodturner and window to the front, this is a lovely cosy room which links through to a further reception room which could be used as for dining or a a children s play room. This in turn leads to the Kitchen breakfast room and back out to the hallway. There is also a useful laundry room and large boiler room. The floorplan will give you a good understanding on layout. Upstairs there are five bedrooms and a family bathroom with the master bedroom having an ensuite. The four main bedrooms are to the front aspect and look over the front garden. The fifth bedroom is to the rear and looks over the back garden. The landing could easily be adapted to incorporate the second part of the property if more bedrooms were necessary. The second part of this property has been modernised in recent years and would make a superb annexe or could potentially become a rental unit or holiday let to bring in an income. The entrance to this part is into the spacious living room with underfloor heating and large fireplace with woodburner. A step up leads into the modern kitchen and on to the staircase to the first floor. There is a door by the stairs which links to the main part of the house.
