Please be aware of hazards within the woodland when viewing. DESCRIPTION Bryn Myrddin forms part of the fabled Merlin s Hill just to the east of Carmarthen. At the summit of Merlin s Hill sits an Iron Age hillfort dating back to around 400 BC. Access to the wood is provided via a well-made wide stone path ascending the bank opposite Merlin s Hill Centre. The entrance gate for the wood is set back within the ownership of the property creating a large stacking area outside the gate suitable for the loading of lorries. Beyond the gate the routes are well constructed stone tracks which could allow access with a normal car. There are a number of rides and a footpath that traverse the hillside offering access from the main ride. The crops comprise a mix of western hemlock Japanese larch, Douglas fir and Grand fir. From previous records held we understand these date from 1967. In addition to the commercial crops are fringe elements of oak and sycamore. There are significant stands of Japanese larch which, at the time of inspection, appeared healthy. The larch is of good form and has benefitted from the mineral soils and steep banks. Western hemlock is prolific throughout the site and there are small pockets of regeneration where the canopy has allowed light in. The Douglas fir and Grand fir would benefit from thinning to bring on form and volume to improve the final crop. The land coloured pink on the sale plan is covenanted to remain for amenity use at all times. Although close to the A40 the road noise is damped well by the crop and there are some areas of the wood that could be turned to more of an amenity use should a purchaser desire. The site has great potential for further management, thinning and felling with the current crop offering an insight as to what could be grown on the site to maximise value. The mystery, folklore and stories that envelope the area add an extra element of charm to this attractive commercial plantation. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute.
