Levagood that the minutes of the February 21, 2017 Municipal Planning Commission be adopted as presented. BUSINESS ARISING FROM THE MINUTES None. ACTION ITEMS Portable Sign Renewal - 5508 46 Ave G. Noble presented the portable sign renewal for 5508 46 Avenue and explained that it is the sign for Klassens property beside John's Drive In. A discussion was had regarding if the sign was in compliance or not. RES. 14/2017 Councillor Brewin moves that the Municipal Planning Commission renews the Portable Sign located at 5508 46 Avenue, Lot 23, Block 21, Plan 1410557 for a period of six months. Portable Sign Renewal - 5008 46 Ave G. Noble presented the portable sign renewal for 5008 45th Avenue and explained it was for the 7-Eleven. A discussion was had regarding if the sign was in compliance. RES. 15/2017 M. Levagood moves that the Municipal Planning Commission renews the portable sign located at 6251 54th Street, Lot 3, Block 6, Plan 9911451 for a period of six months. Portable Sign Renewal - 5103 47 Ave G. Noble presented the portable sign renewal for 5103 47th Avenue and explained it was the sign in front of Purple Cow. A discussion was had regarding if the sign was in compliance or not. RES. 17/2017 Councillor Brewin moves that the Municipal Planning Commission renews the portable sign located at 5103 47th Avenue, Lot 26, Block 2, Plan 5638L for a period of six months. DP 17-03 Portable Sign Application G. Noble presented the portable sign renewal for 6323 54th Street and explained it was a Longhorn sign located at the Bluewave building. A discussion was had regarding other Longhorn signs, and if they are in compliance. RES. 18/2017 Councillor Brewin moves that the Municipal Planning Commission denies the request for a portable sign located at 6323 54th Street with reasons. 9/2017

TT 17-0-001 Subdivision Application Prairie Lakes Phase 2b G. Noble presented the subdivision application for TT 17-0-001 for the Prairie Lakes Phase 2b Subdivision and explained that it was the second phase for the affordable housing subdivision in Prairie Lakes. RES.19/2017 Councillor Brewin moves that the Subdivision Authority approve subdivision application TT 17-0- 001, Lot 2, Block 100, Plan 101 2068 with the following conditions: 1. That this approval shall apply to a residential subdivision plan within N.W. ~Sec. 6; TWP. 10; RGE. 16; W.4 M. 2. That pursuant to Section 654(1 )(d) of the Municipal Government Act, all outstanding property taxes shall be paid to the Town of Taber, 3. Easements or rights of way shall be registered against the land for the provision of storm, drainage, gas power and other utilities as required, 4. That pursuant to Section 655(1 )(b) of the Municipal Government Act, the developer shall enter into a Development Agreement with the Town of Taber, with careful attention being paid to the applicant installing or paying for municipal services, road improvements and the installation of public utilities that are necessary to service the subdivision. This will be registered on all forthcoming titles, s. The Developer will be obligated to post security, in the amount and form approved by Procedure PLN-2 Appendix B, Section 14.3(b)(ii) at 30% of all estimated construction costs. 6. The Developer will be obligated to pay any outstanding offsite levies owing required by the Town of Taber Off-Site Levy Bylaw and as per PLN-2 Appendix B, Schedule E (see attached) and in consideration of the Attainable housing strategy, 7. That detailed servicing plans be submitted and 10/2017

approved by the Director of Public Works prior to signing a Development Agreement and prior to endorsement. These plans shall include items such as drainage requirements, grading, sewer and water servicing, proposed service connections to each lot, detailed road design, landscaping, street lights and signage, 8. That lot numbering be submitted and approved by the Director of Planning and Economic Development, 9. That the subdivision plan be registered in a manner satisfactory to the Land Titles Office, 10. The Developer shall be responsible for keeping the development area in a neat and tidy fashion, particularly, as it pertains to blowing debris and weeds during development of the subdivision through the Final Acceptance Certificate (FAG) stage. This issue shall be addressed in the Development Agreement, 11. All multifamily lots are to be granted a front yard setback waiver from 6 meters to 3 meters to allow for rear parking accessed via the lane, 12. Architectural controls regarding parking located in the rear of the lot be registered on titles for all lots with land access. Home Occupation Application HO 17-01 The Wright Lashes G. Noble presented the Home Occupation HO 17-01 for a lash extension, body waxing and aroma touch massage business located at 5308 45th Street. A discussion was had regarding the number of clients and off street parking that is available. RES. 20/2017 Moved by M. Garner that the Municipal Planning Commission approves Home Occupation HO 17-01 for a lash extension, body waxing and aroma touch 11/2017

massage business located at 5308 45th Street, Taber AB, Lot 3, Block 4, Plan 7710300 with the following conditions: 1. The development shall conform to the district requirements of the Residential Single Dwelling District (R-1 ), the Home Occupation conditions in the Town of Taber Land Use Bylaw 14-2016 and the Town of Taber Business License Bylaw 8-2008, 2. Must conform to the health standard of Alberta Health Services. Applicant shall contact Alberta Health Services for more information: A. Health Inspector - Theron White Address - 4326 50th Avenue, Taber, AB T1G 1N9 Phone - (403) 223-7211 3. The applicant is allowed to have up to two clients per day to the residence, one at a time and no other employees working from the residence, (Operating hours must not be past 1 O:OOpm), 4. The approval shall be applicable only for the period of time the property is occupied by the applicant for such approved use; 5. Subject to Town of Taber Business licensing requirements. Building Permit Statistics January 2017 G. Noble presented the January 2017 and year to date building permit statistics. RES. 21/2017 Moved by R.
