Project Summary PROPOSAL: The petitioner is requesting approval of a final plat of subdivision to create one (1) new lot of record. The proposed lot would be comprised of 0.25 acres. Subdivision of the lot is required prior to the issuance of a building permit to allow for the construction and occupancy of an addition to an existing single-family detached residence. Plan Commission Review REQUIRED PUBLIC IMPROVEMENTS: In accordance with the Village s Subdivision Code, the following Public Improvements are: Required: Public sidewalk is required within both the Spruce Street and Grove Street rights-of-way. The subject property lies within a Priority Sidewalk Neighborhood as identified by the Village of Glenview Bicycle & Sidewalk Master Plan. Staff recommends a covenant agreement for the provision of sidewalk or costs related thereto from the property owner at such time that sidewalk may be required in the Spruce Street or Grove Street rights-of-way by the Village of Glenview. A sidewalk covenant was previously required for the two most recent subdivisions along this block (Lyla Lane, 2011 / Shinn Subdivision, 2005) Parkway trees are required within the Grove Street right-of-way. Per a memorandum from the Village s Forestry Division, one (1) additional parkway trees would be required within the Grove Street parkway adjacent to the subject property. Staff recommends the petitioner furnish an escrow for the planting of one (1) parkway trees by the Village. 4
