Property Description SITE DESCRIPTION The building is a partial two-story single-tenant industrial building, built in 1992. Based on appraiser measurements, this building consists of 10,519 square feet of gross building area (1st floor: 7,352 SF/ 2nd floor: 3,166 SF) including a 4,379 SF office area. This building has an approximately 3,050 SF unfinished mezzanine area to provide additional storage space, which is not included in the gross building area. The building is of concrete block construction with a flat roll composition roof system, cover with stones in the outside of the building. The floors are bare concrete slab. The east portion of the building is utilized as a warehouse area. The truss height of the area is approximately 18'. The interior finishes include a concrete floor and an exposed wood ceiling. The building features two drive-ins (21' w x 15' h). There are fluorescent lights in the warehouse area and skylights that provide additional natural light. The building is not fire sprinklered anywhere. The mezzanine space of the warehouse is easily accessed via an open sided stairwell. On the west side of the 1st floor of the building is an office area with two showrooms, 6 offices and 2 bathrooms. The entire 2nd floor is an office area with 9 rooms for offices, 2 bathrooms and a lobby. The office area has an acoustic drop ceiling with fluorescent lighting.
