The Nomination Committee, chaired by President, Rick McMahon, is looking for all who are interested in taking on a leadership position as a Director or Officer of the Chautauqua County Board of Realtors, Inc. Even if you are not interested yourself, perhaps you know someone you d like to recommend for a position. Service as a Director or Officer of this 330 member organization is a high responsibility and also a very rewarding experience. The Board of Directors is the top governing body with wide-ranging responsibilities from budgets to legislative policy, education programs, membership events and much, much more. Service as a Director is ideal for REALTORS who want to do something for the whole industry by making CCBR as effective as it can be. The Nominating Committee would like to hear from you in the very near future as early as right now. The election of Officers and Directors for the 2010 term will take place on September 29 th at the Rowdy Rooster in Panama. The Rowdy Rooster you say? Their next meeting will be August 14. PUBLIC RELATIONS COMMITTEE The Public Relations Committee meeting was cancelled for July. Their next meeting will be August 13, 2009. Advertising Guidelines. Regulation 175.25a states that all advertisements placed by a Broker must make it clear that the advertiser is indeed a Broker (no blind ads). The ad also must include the Broker s telephone #. Once it does, salespersons names also may be included.

MLS/COMPUTER COMMITTEE REPORT The MLS/Computer Committees met on Thursday, June 2, 2009 Present were: Rick McMahon, MLS Chair; Donna Breen; Lory Anderson and Jan Murray, Executive Officer VORSTAR, SoftMLS Changes include (1) enable all Principal Brokers to access Firm Statistics for all offices - previously requested (2) allow maps to show on the short summary and public side 3) weather.com on Home Page 4) Average/Median reports expanded. Requested Changes still pending include (1) Save your search that agents use frequently so as not to have to reenter criteria each time (2) Clone a listing (3) email Agent when customer opts out of autoresponder. The Committee decided to move forward with the Average/Median Report upgrades. To help Appraisers and those Agents doing BPO s, they will enhance the system to A) Search by style B) Search within a particular price range and C) Select more than one Town, Style, and School District. Jan is also to check on progress of mapping - where a section can be selected. STANDARD RIDER A was discussed. Section B Closing Contingency is to be used only when there is an existing sales contract on Purchaser s Home. LETTER FROM FRED LARSON, ATTORNEY Bar Association reported that the Chautauqua Co. Health Dept. recommends a septic escrow of $8500. for a 3 bedroom house. To minimize the real estate closings that require a septic escrow to be held back it was recommended A) make sure the septic is tested BEFORE the Seller moves out 2) encourage Sellers to have the Health Dept check their system in the fall before snow covers the ground. THE NEXT MEETING will be held August 6, 2009 The meeting adjourned at approximately 9:15 AM. LEGISLATIVE COMMITTEE REPORT With little movement by the state legislature to cap property tax increases, the primary focus of NYSAR's government relations team has been "playing defense," according to CCBR legislative chair, Randall J. Brown. He said the chaos in the state Senate has actually been a benefit to Realtors because many bills NYSAR opposes won't be enacted. A bill that would require real estate brokers to provide loan counseling disclosures to prospective home buyers died in the Assembly. The Legislature, thus far, has failed to agree on any increases in real estate transaction (mortgage recording and transfer) taxes. And the broker's "scope of practice" legislation that would have precluded many Realtors from practicing their profession across county lines will not be acted on this year. Brown offers some words of caution, however. "Because the legislature operates on a two-year cycle, all the bills out there will still be 'live' for any special sessions this year and during next year's regular session," he explained. "There are more anti-real estate and anti-realtor bills in the legislative hopper than there have been in a decade. We have to remain diligent." He urges all CCBR members to respond to NYSAR's call to action emails. "We can only succeed in protecting the real estate industry and the real estate profession if we put forth the effort to communicate with our legislators," he said. Apply for a NYSREEF Scholarship Every year the New York State Real Estate Education Foundation (NYSREEF) awards thousands of dollars worth of education scholarships to New York REALTORS who show interest in furthering their career in the real estate industry. Eligible REALTORS must have at least one year experience in real estate sales and/or related disciplines. In addition, applicants must be licensed, practicing and hold a primary REALTOR membership in New York State. Those interested in applying for a NYSREEF scholarship must fill out an application and attach a letter providing information about why this particular scholarship is needed, plans for use of the scholarship, how it will assist in career development and future goals relating to the use of the scholarship. Applicants should note that scholarships are not awarded based on financial need. Each applicant must include two letters of recommendation. One should be from a broker or manager of the firm for which the applicant works (if applicable) and the other from someone familiar with the applicant professionally. All applications must be postmarked by August 1, 2009 for consideration. Applications will be reviewed and awards will be announced by the NYSREEF Board of Directors by September 30, 2009.
