The preliminary transit district development plan (TDDP) area encompasses approximately 363 acres of land located in the northwestern portion of Prince George s County immediately east of the Northwest Branch Stream Valley Park. Approximately half of the Transit District is within the Hyattsville municipal boundary. The transit district area is bounded by the Northwest Branch Stream Valley Park to the west; Rosemary Lane and Northwestern High School to the north; the rear of properties fronting on Adelphi Road and Queens Chapel Road to the east; and Nicholas Orem Middle School, Edward Felegy Elementary School, and the rear of properties fronting on Oliver Street to the south. The public hearing is part of a process leading to the approval of a new TDDP and transit district overlay zoning map amendment (TDOZMA) that will amend portions of the 1994 Approved Master Plan and Sectional Map Amendment for Planning Area 68 and replace the 1998 Prince George s Plaza Approved Transit District Development Plan for the Transit District Overlay Zone. The approved TDDP will also implement the County s new General Plan, Plan Prince George s 2035, policies for the Prince George s Plaza Regional Transit District.
