ACC Construction Requirements In an effort to limit inconveniences to the residents, maintain safety, security and sanitation of the subdivision and job-site; the following items must be noted, installed and or completed prior to construction start or within the additional time frames stated: 1. Owner's selected Builder must schedule a review of the job-site with the ACC at least 10 days prior to construction start. 2. Builder is to install a culvert (size subject to ACC/Builder review and gravel drive/entrance to the home-site to eliminate excess mud or debris on the private roadways. 3. Dumpster (roll-off container) must be on-site day 1 of construction start. 4. No dumping or storage of debris in is permitted. 5. A portable toilet must be on-site day 1 of construction start. 6. Job-site must be secured (when appropriate) and regularly cleared of debris and scrap building material, and all excess construction material stored in a safe manner. 7. A Builder's Risk policy must be presented to the ACC indicating general liability coverage of the subject job-site. 8. Builder is responsible for ALL SUBCONTRATORS compliance with traffic signs, speed limits, and permitted hours of operation. 9. is a gated subdivision. Unless otherwise stated by the ACC, all construction must comply with the minimum standards as set forth in the Deed Restrictions as filed with the Williamson County for. 2. No residential structure shall be erected, altered, placed, or permitted to remain on any lot located in the subdivision unless its living area has the minimum square footage of usable floor space (exclusive of porches and garages) as required by the appropriate filed deed restrictions. 3. The surface are of all exterior walls of the living unit (first floor, if applicable) shall consist of at least one hundred percent (100%) brick, masonry or stucco. 4. Owner/Builder shall designate & construct the drive approach location prior to any construction start. The Drive approach shall be constructed with a minimum 15' diameter and 16' length metal culvert and compression packed aggregate road base material to a minimum distance of 75' from the roadway entry. 5. If any information is not completed on this form, it is deemed to not be submitted prior to construction of that item. If construction is commenced on a non-approved item, it is deemed to be in violation of the deed restrictions and penalties for violation may apply. 6. The ACC is only responsible for appropriate approvals, restrictions, and variances as they pertain to the recorded covenants and restrictions. Notice is hereby given that the Phase I subdivision is under the Williamson County regulations as they apply to construction and waste/disposal systems and the Phase IACC makes no representations or warranties that the subject home meets such regulations.
