Development We are actively seeking land or buildings without planning permission which has potential for residential, mixed-use or commercial development in South East England, particularly in Greater London and the Home Counties. We will consider any existing use type, tenanted or vacant, large or small. Funds are immediately available for unconditional purchases and decisions are made very quickly. Investment As a bi-product of our development activity we have a growing residential and commercial property investment portfolio which is carefully managed in order to maximise income return and asset value potential. We are continually seeking to acquire new assets and will consider freeholds that are multi-tenanted, single occupier, part vacant or fully vacant. Strategic We strongly believe that brownfield land should be the first port of call for development, but it is important for communities to accept the need for sensitive and controlled development of greenfield land where appropriate, provided that any new development will offer benefits to local communities beyond the new housing that is delivered. Ashill Strategic s remit is the identification and promotion of land holdings with strategic development potential. These landholdings are often outside of defined settlements, but will be located within sustainable locations and only land that is appropriate for development will be promoted.
Meet the team The Ashill team has the required planning and development industry experience and knowhow to ensure that a planning permission is designed to optimise land value and be technically deliverable. COMPLETE Maidenhead Brunel Gardens, Malvern Road Purchased unconditionally by Ashill in February 2012. Located in the Furze Platt area of Maidenhead, this 7.5 acre site was formerly in industrial use. Two adjacent residential dwellings were acquired to provide an alternative access. Planning permission was granted for 116 residential units in January 2013. This development has been built in association with Barratt Homes.
IN PROGRESS Botley Boorley Park, Winchester Road Formerly a hotel complex, golf course and agricultural land, this project was a joint venture with the landowner. An outline planning application was approved in November 2013 for 1,400 new homes, 4,355sqm of business floor space, 279sqm of retail floor space, a new pub, a new 2 form primary school, Community Centre, sports pitches, play area and allotments. This development is being built in association with a consortium of housebuilders comprising Bovis Homes, Linden Homes and Bloor Homes.
IN PROGRESS Worplesdon Keens Lane, Pitch Place Promotion agreements in place with three land owners. Total site area of 13 acres located in the Green Belt on the northern edge of Guildford. The land has been included as a draft allocation in the GBC Local Plan and a detailed planning application for 148 new homes and a 70 bed care home, was granted in November 2018. The site is the first Local Plan allocation to be granted detailed planning permission. This development is being built in association with Taylor Wimpey Homes and a specialist care home operator.
COMPLETE Mortlake Trinity Mews, Williams Lane Purchased unconditionally in January 2009, this is one of the first Ashill projects. This 2 acre site was historically used as a private bowling green by employees of the adjacent Stag Brewery until its abandonment in 1991. The site is located in Mortlake near to the River Thames and the finishing post of the famous Oxford Cambridge Boat Race. Planning consent was received in March 2010 for a scheme of 76 residential units. This development has been built in association with Shanly Homes.
COMPLETE Tonbridge Somerhill Green Purchased unconditionally by Ashill in March 2013. This 18.8 acre site has historically been in industrial use. Planning permission was granted in January 2014 for 183 new homes with an additional 3 acres of land earmarked for B1/B8 commercial use. The residential element of the development, 183 units, has been built in association with Redrow Homes. The commercial element has been replanned to provide a new primary school.
COMPLETE Leigh Old Powder Mills, Powder Mill Lane Purchased unconditionally by Ashill in November 2013. Former Glaxo Smith Kline pharmaceuticals facility, 52 acres in total with circa 150,000 sq ft of commercial buildings. A detailed planning application was approved in June 2014 for 73 new homes, with large areas of open space and amenity woodland for the use of residents and the public. A further application for 5 residential dwellings was approved in 2016. The development has been built in association with Bellway Homes.
COMPLETE Hurst Green Meridian Square, Holland Road Purchased unconditionally by Ashill in October 2011. Located in the village of Hurst Green near Oxted, this 10 acre site was formerly an industrial estate. A planning application comprising 172 houses and apartments was granted permission in November 2012. This development has been built in association with Taylor Wimpey Homes.
IN PROGRESS Princes Risborough Longwick Road Purchased unconditionally by Ashill in June 2014. 8.6 acre site with circa 60,000 sq ft of office and warehouse accommodation formerly used by a pharmaceuticals occupier. Detailed planning permission was granted for 96 new homes in 2016. This development is being built in association with Lea Valley Developments and Aldwyck Housing.
COMPLETE Harefield Royal Quay, Park Lane Purchased unconditionally by Ashill in December 2012. This 3.5 acre site comprised 30,000 sq ft of existing commercial floorspace and 1.6 acres of development land, adjoining the Grand Union Canal. Planning permission was granted in October 2013 for two of the existing buildings to be converted into apartments and for the development of the vacant land to provide a total of 59 residential units. This development has been built in association with Oakford Homes.
IN PROGRESS Wokingham Old Forest Road Purchased unconditionally by Ashill in June 2016. This vacant brownfield 2 acre site, formerly used by a plant hire company, is located to the north of Wokingham town centre, and is surrounded by existing residential development. Planning permission has been granted 43 new homes. The development is being built in association with Bellway Homes.
COMPLETE Teddington Wallis Mews, Somerset Road Purchased unconditionally by Ashill in February 2009. Located just to the north of Teddington town centre near to the River Thames and Bushy Park, this 1.4 acre site comprised circa 50,000 sq ft of existing warehousing and office accommodation. Planning permission was granted in March 2011 for 58 units. This development has been built in association with Linden Homes.
COMPLETE Yateley Darby Green, Reading Road Purchased Subject to Planning in July 2011. This 25 acre site is located in Darby Green near Yateley, with 9.5 acres of the site being used as a waste transfer station and skip hire business. Planning permission for 85 dwellings and associated SANG and allotments was granted in April 2012. This development has been built in association with Bloor Homes.
IN PROGRESS Godalming Ockford Park, Eashing Lane Promotion agreement in place with two landowners. 50 acres of arable land and paddocks plus three existing residential dwellings, part in Guildford Borough Council and part in Waverley Borough Council. Located on the edge of Godalming within walking distance of the town centre and train station. A detailed planning application was approved in February 2019 for 282 new homes, large areas of high quality and a separate 12 ha SANG. The site has capacity for a further phase of 200 new homes should Guildford Borough Council require further housing development in the future.
IN PROGRESS Chertsey Hanworth Lane and Guidlford Road Land assembly with assortment of conditional and unconditional agreements to provide access to and deliver a housing site along with replacement playing fields. Two linked planning applications for 158 new homes, enhancement of the existing SNCI, two Sport England approved playing pitches and a new pavilion, were granted in February 2019. This development is being built in association with Barratt Homes.
