RAY HARRIS Partner Ray has been involved in the real estate profession for more than 33 years. He has always enjoyed working with 1st time buyers, his large past client base, and referrals, and still gets excited today when showing homes. Ray carries the CNE designation, Certified Negotiation Expert, assuring that he has the skills to ensure that his clients always get the best representation. He has been acknowledged for his many accomplishments, receiving the prestigious MLS Lifetime Membership achievement award (consistently in the top 10% of REALTORS ). Ray currently serves his profession as a Director of the BC Real Estate Association, serving 22,000+ members throughout BC. He previously served on the Vancouver Real Estate Board of Directors from 2008 to 2016, and served his fellow REALTORS as President in 2014/15. He has also served on various committees, working to improve organized real estate. Ray s passion for public speaking was ignited through his involvement with Toastmasters International. He also values his time mentoring young REALTORS to be the best they can be. His motto of Vision, Passion, Commitment, which he lives by, stemmed from his life experiences. His other pastimes include sailing and cheering on our local sports teams. SCOTT JOHNSON Partner Scott and Ray have worked together for the past 14 years building the Harris & Johnson Team. SOFIA SANTOS *UA/Customer Care Sofia joined the Harris & Johnson Team in Spring 2016. Sofia is in her third year in the commerce program at the University of British Columbia. Sofia spends some evenings and weekends with the Harris & Johnson Team providing her expert skills in social media. Sofia is responsible for developing our Facebook and Twitter feeds as well as managing our YouTube page. She is a great asset to the team! BUYING PROCESS START Prequalification: This is the first step in the process. We have some mortgage brokers that work closely with our team and can get you the best finance rates available. They will require some information from you to calculate your allowable purchase amount and the best terms of a mortgage for you. Choosing The Right Property: We will work diligently for you to arrange appointments and gather any additional information about the properties you are interested in, keeping you updated on all the new listings and changes if they occur. Identifying What You Want: Once you are pre-qualified, we will determine how much you want to spend and where you want to be. We will then get a feel for the style of home you prefer as well as the finer details. Process Explanation: We will take you through each key element in detail to ensure that there are no surprises, from down payment to conveyance fees. Making An Offer: When you have chosen a home to buy, we will draw up an offer together. We will then present and negotiate the best price, terms, and conditions on your behalf. HARRIS & JOHNSON TEAM

Removing Conditions On The Contract: Once your home has passed inspection, your financing is approved and you feel completely comfortable with your choice of home, we will remove the conditions in writing from the contract making it unconditional. Your deposit is due within 24 hours of removing the conditions. You have now purchased your new home! Call the movers, and phone your insurance agent and phone and utility companies. It s time to start packing. Once The Offer Is Accepted: There are a few details to deal with at this point. They include getting the deal to your financer for approval and an appraisal if needed; a home inspection for your protection; and a review of a property disclosure statement, title search, strata documents (if applicable) and sometimes more. We will coordinate all of this for you. Lawyer s / Notary s Office: We will need your lawyer or notary information as soon as possible so that all the documents can be sent to them in a timely manner ensuring that they will have enough time to process all the paperwork. We can provide you with a list of contacts if you are unsure of who to use. You will need to set up an appointment with them a few days before completion of your new home to sign all of the documents. Completion: Money and Title are transferred on your behalf Congratulations! It s Yours: This is the point where you now own the home. Prepare your home for listing Providing expert knowledge on how to prepare your home for Tours and pictures. Consultation We visit with you to discuss relevant market data, discussing our game plan for marketing. We decide the steps involved to get you optimal value. Possession We will arrange keys to be delivered to the buyer s Realtor. Completion The is the official date the funds & the title will be transferred for your home. Subject Removal Once Subjects are removed your home is SOLD! Accept An Offer Once you accept an offer it will likely have subject/terms, generally removed after 7-10 business days. TIPS FOR PREPARING YOUR HOME: You never get a second chance to make a first impression. Cut the lawn and check for weeds in the garden just before your showing. (if at all). A house that is too fragrant can be misread as trying to hide something. Check for garbage in yard, at the curb and neighbouring homes. Have carpets professionally cleaned to eliminate odors and freshen-up space. Ensure the front porch is clear and the door is clean; turn the porch light on. A planter of seasonal flowers provides a welcoming first impression. Open blinds and curtains. With poor weather, provide a place for boots and umbrellas. Put all laundry away. Place dirty laundry out of sight. Storage space is an essential selling feature of a home. Avoid filling closets and cupboards. Reduce contents to accentuate the home s storage potential. Keep bedside tables clutter free. If selling in the winter, have a photo from another season. Turn all lights on including: porch, closets, basement and attic. Turn the TV off. Take pets, their dishes, toys and accessories with you for showings. Store valuable items in a safe or a security deposit box. Set the thermostat to a comfortable temperature; not too hot or too cold. Ensure all light bulbs are working. Clean windows inside and out. Air out the house by opening doors and windows. Go easy on the air freshener Keep wood-burning fireplaces clean. Use a covered basket to store last minute small items and mail. Bathrooms should be immaculate. Store all personal grooming items, toilet brushes, garbage cans, and scales. Close toilet lid. Ensure floors, mirrors, and counters are clean. Keep personal items in bath and shower to a minimum. Put out fresh towels. Kitchens should be spotless. Clutter free counters accentuate space. Sinks should be empty and shiny. Ensure floors are clean. Keep the front of the fridge clear of magnets, notes and artwork. Place sponges and cleaning supplies under sink. Empty garbage regularly to reduce odors. Fruit in a bowl (lemons & limes last longer) in the kitchen, or a vase or two of flowers will brighten any space.
