APPLICATION FOR RESIDENTIAL TENANCY Our Agency welcomes your application and any queries you may have about the property, tenancy or process. PLEASE ENSURE THAT YOU READ AND ACKNOWLEDGE THE FOLLOWING INFORMATION PRIOR TO SUBMITTING YOUR APPLICATION FOR RESIDENTIAL TENANCY. Each Applicant must complete an individual application form 100 points of ID is required. Photo ID and proof of income is compulsory (see below checklist) RENTAL PAYMENTS is a cashless office. The best method of payment is by using Payment Gateway, which will provide you with many options to pay your rent. Through Payment Gateway you have the choice of direct debit, Bpay and Australia Post methods. We also offer cheque/money order, centrepay, EFTPOS and salary sacrifice. PROCESSING PERIOD Please note that one application form is required per person that will be occupying the property on an ongoing basis. Please allow forty eight (48) hours for your application to be processed. This application cannot be processed until it is completed in full. Mandatory documents are to include a document from each of the following categories: photo ID, proof of residential address and proof of income. We are bound by the National Privacy principles. We collect personal information about you in this form to assess your application for a residential tenancy. We may need to collect information about you from your previous Lessors or Letting Agents, your current employer and your referees. We will also check whether any details of tenancy defaults by you are held on a tenancy default database. We use databases operated by TICA Default Tenancy Control Pty Ltd (TICA) and National Tenancy Database (NTD). Your consent to us collecting this information is set out below, in the Privacy Consent section. COLLECTION NOTICE The personal information you provide in this application or our Agency collects from other sources is necessary for RAYWHITE ROCKHAMPTON to verify your identity, to process and evaluate the application and to manage the tenancy. If the application is successful, personal information collected about you in this application and during the course of your tenancy, may be disclosed for the purpose for which it was collected to other parties including the Lessor/s, referees, other Agents and third party operators of tenancy reference databases. If your application is not successful it will not be stored. If you decide not to collect your application RAY WHITE ROCKHAMPTON will destroy your documents to comply with privacy legislation. The tenant agrees that it will become a condition of the tenancy agreement that upon vacating, you will be responsible for the pest control of fleas inside and outside of the property and to make good any holes and/or worn out lawn. The tenant agrees, that should there be evidence of pet urine smells in the property, it will be professionally treated (cleaned and deodorised) or in extreme cases the carpet underlay will be replaced in effected areas. The tenant agrees that they will repair or replace any damages caused by the pet to any part of the property. The tenant accepts full responsibility for any animal that the tenant brings or allows upon the rented premises with or without the consent of the lessor/agent and will be solely liable for all loss and damage or injury suffered by any person who is attacked by any such animal. If any action is brought against the lessor/agent by any person, despite the tenant being responsible as aforesaid, the tenant will indemnify and hold harmless the lessor/agent from any claim, action, suit or demand bought against it/them by any person injured by such animal. NEW TENANT FACT SHEET Thank you for your Application for Tenancy We will endeavour to process this application immediately because we know that you will be waiting on an answer. It is imperative that you do not make an application on a second property anywhere until you have an answer on this application. With that in mind, it is our goal to obtain a definite answer for you between 24 and 48 hours of receipt of your application. If the process is slower, it is generally because we have not received all the information requested, or we are waiting on answers from referees or owners. Please ensure that all information is completed on the application form. In any event we will keep you up to date. Please note that no applications will be processed on weekends. Notification of the results You will be notified of the result of your application immediately a decision is made, and we have confirmed the lessor s instructions. Please ensure that we have a daytime telephone contact number for you. You will be contacted whether you are successful or not. All unsuccessful applications will be shredded within 1 month to maintain your privacy. All documentation collected for successful applicants will remain on file. FINAL APPLICATION APPROVAL IS AT THE LESSOR S DISCRETION AND NO REASON SHALL BE GIVEN FOR UNSUCCESSFUL APPLICATIONS. Securing your Tenancy Once the application has been approved, you will be required to pay the bond which is equal to four (4) weeks rent within 48 hours of acceptance of your application to secure the property. Once this is paid we remove the property from all advertising platforms and cease active marketing. Bond transfers are NOT accepted. Payment of this money must be in cleared funds Money Order or Bank Cheque only payable to Ray White Rockhampton. No personal cheques can be accepted and THIS OFFICE DOES NOT ACCEPT PAYMENTS BY CASH. Once this process is complete, you should go ahead and arrange the connection of services to the property. Tenant Sign Up and Induction An appointment will be made for your official sign up and handover of the property. Please allow approximately 30-40 minutes for this appointment. This is important and all documents must be completed prior to moving in. Please be aware, we DO NOT sign up tenants on Saturdays. All tenants are to attend the office for this process. We consider this appointment to be vital and ALL NAMED TENANTS must attend. We want to ensure that you are aware of all of your obligations before making a commitment. Keys Keys to the property will not be handed over until all monies are paid in full, the lease is signed by all parties and lease start date has commenced. Insurance A reminder that insurance of your personal belongings is your responsibility. Rent Payments After the initial payment of two (2) weeks rent and four (4) weeks bond, our preferred method of rent payment for on-going rent is the Ray White Payment Gateway Rent Payment System. This rent payment system is used by Ray White offices nationally. If you are successful in obtaining this property you will be required to bring your bank details with you to the lease signing appointment, so this can be set up for you during this appointment. This payment option allows tenants to pay rent via direct debit, credit card, phone or internet banking as well as Bpay and cash payments at Australia Post. Your property manager will discuss in more detail about this Rent Payment System once you are approved for a property.
