Sec. 66-141. Statement of intent. Generally, the B-1 district covers that portion of the town intended for the conduct of general business to which the public requires direct and frequent access, but which is not characterized either by constant heavy trucking, other than stocking and delivery of light retail goods, or by any nuisance factors, other than occasioned by incidental light and noise of congregation of people and passenger vehicles. This includes such uses as retail stores, banks, theaters, business offices, newspaper offices, restaurants and taverns. (Code 1981, 11-8-26) Sec. 66-142. Uses permitted. B1 ZONING ORDINANCE In the B-1 district, structures to be maintained or erected, or land to be used, shall be restricted to one or more of the following uses: (1) Auto and home appliance services. (2) Bakeries. (3) Banks. (4) Barbershops and beauty shops. (5) Churches. (6) Clubs and lodges. (7) Drugstores. (8) Funeral homes. (9) General residential uses, low, medium and high density. (10) Hotels, motels. (11) Laundries. (12) Libraries. (13) Lumber and building supply stores (with storage under cover). (14) Machinery sales and service. (15) Medical uses. (16) Office buildings.

(Code 1981, 11-8-27) Sec. 66-143. Signs permitted. (a) In the B-1 district, the following signs are permitted: (1) Business. (2) General advertising. (3) Location. (b) Further, all signs within the district shall conform to the following regulations: (1) All outdoor signs that are closer to the street than the setback line shall require a zoning permit. (2) All signs shall be subject to the same setback, height and yard requirements as other structures except business signs advertising sale or rent of premises, which may be erected up to the property line. (3) Illumination of all signs shall be indirect, with the light source shielded from direct view. (Code 1981, 11-8-28)
B1 ZONING ORDINANCE CONTINUED Sec. 66-144. Area regulations. In the B-1 district, for permitted uses utilizing individual sewage disposal systems, the required area for any such use shall be approved by an official of the county health department. The zoning administrator may require a greater area if considered necessary by the health official. (Code 1981, 11-8-29) Sec. 66-145. Setback regulations. In the B-1 district, buildings shall be located five feet or more from any street right-of-way that is 50 feet or more in width, or 35 feet or more from the centerline of any street right-of-way less than 50 feet in width. This shall be known as the setback line. For those lots included in the plat recorded in the clerk's office of the county circuit court on January 7, 1805, the setback line may be 30 feet from the center of the street. (Code 1981, 11-8-30) Sec. 66-146. Height regulations. In the B-1 district, buildings may be maintained or erected up to 35 feet in height from the average of the finished ground level adjoining the building at all exterior walls; except that: (1) A public or semipublic building, such as a school, church, library or general hospital, may be erected to a height of 60 feet from grade, provided that required front, side and rear yards shall be increased one foot for each foot in height over 35 feet. (2) Church spires, belfries, cupolas, monuments, water towers, chimneys, flues, flagpoles, television antennas and radio aerials are exempt. Parapet walls may be up to four feet above the height of the buildings on which the walls rest. (3) No accessory building may be more than one story tall. (Code 1981, 11-8-31, Ord.
