Sustainable Suite Design Competition: Front Street Hotel Front Street Hotel is located in the DUMBO neighborhood of Brooklyn, NYC. The sustainable suite pays homage to the area s industrial, manufacturing past while being contemporaneous with the present-day artsy vibrancy of the neighborhood. The hotel is located in a converted former warehouse and embodies an aesthetic of gritty elegance, inspired by the existing historic architecture. New York is one of the most sustainable cities in the country and has the potential to become the template for sustainable cities worldwide. Sustainable educational components in the hotel include an interactive kiosk in the lobby, open to the public, explaining all the green features. In addition, so as to reduce paper use, there is an informational channel on the television in every room also detailing the sustainable design. Suggested walking itineraries are available, highlighting DUMBO and Manhattan s sights, as well as a sustainable living tip of the day. Upon checking in, each guest is given a starter kit which includes a refillable Metrocard for each guest, pre-loaded with $4.50 to encourage them to use the city s fantastic public transportation. In addition, the hotel has a free bicycle rental program for guests. No car parking is provided, and the hotel is within ½ mile of two subway lines. This mid-range, boutique hotel offers free wifi throughout. The dedicated recycling area in each suite is hidden in a cabinet by the entry door. Two pull-out bins create four compartments for guests to recycle paper, plastic, metal and glass and are part of the hotel s larger recycling system. All of the millwork in the suites are made custom by local craftsmen, using adhesives that have no urea formaldehyde and local, salvaged wood. Each suite has a private terrace where guests can reconnect with nature and enjoy the fantastic view. The new HVAC system complies with ASHRAE 90.1-2004 and New Buildings Institute s E-Benchmark, using no CFC-based refrigerants. Back of house appliances are Energy Star rated, and sub metering equipment is installed to measure and record energy use, which the tenant is responsible for. The windows and sliding doors are made out of a Low-E glass, improving energy efficiency. Much of the building s original brick walls and steel ceilings were maintained and a construction waste management plan was implemented wherein construction wastewas donated to Habitat for Humanity. Metal door and window frames are made from recycled metal from the site. Indoor air quality meets ASHRAE 62.1-2004 and smoking is prohibited in the entire building with a designated smoking area on the sidewalk 25 feet from entries, outdoor air intakes, and windows. An IAQ management plan was implemented during construction and before occupancy to prevent IAQ problems for occupants. All interior adhesives and sealants meet SCAQMD #1168 and Green Seal Standard GS-36. Interior painting and coating applied on-site meet Green Seal Standard GS-11, GS-03 and SCAQMD #1113. There is a permanent entryway system to capture dirt and particulates by the entry of the hotel and MERV 13 air filtration filters are used throughout. A permanent ventilation monitoring system is installed within the breathing zone of all regularly occupied areas, with a control in each suite as well as in all common areas. A green housekeeping program was implemented at the outset whereby all cleaning agents are non-toxic. Other sustainable features are a vegetated roof garden, which reduces stormwater runoff and heat island effect while providing employees and guests with a common outdoor area. Wind turbines are located on the roof, providing onsite renewable energy. Greywater from bathroom sinks and showers is reused for sewage conveyance, reducing potable water usage. Occupant sensors are built into bathroom sinks, and there are also sensors in hallways for building lighting and HVAC on every floor. Daylight responsive controls are in all regularly occupied areas and lighting fixtures have been changed to be more efficient.
