SORRENTO VILLAS OF NAPLES, INC RULES AND REGULATIONS Revised and adopted July 20, 2017 It is the responsibility of every owner and/or resident to acquaint himself and GUESTS with the rules and regulations of Sorrento Villas. No nuisances shall be allowed upon the condominium property, nor any use or practice that is a safety hazard, source of annoyance to residents, or which interferes with the peaceful possession and proper use of the property by the residents. This includes but is not limited to: 1. Children shall be supervised by an adult in the common area, including but not limited to pool area and tennis court. 2. No grills are allowed except electric grills and except as approved by The Board at its discretion. 3. No noise before 7:00 am and after 11:00 pm. 4. Radios, TVs, musical instruments etc. must be kept low so as not to annoy others. 5. No rubbish, refuse, or garbage should be allowed to accumulate. All garbage must be placed in tightly fastened plastic bags before it is put into the dumpster. No trash is to be left outside of your door or left under the stairways. No trash, furniture, refrigerators, washers, etc. are to be left outside of the dumpsters without notifying Management since this requires a special pickup and an extra charge. This will be paid by the resident. Please recycle in appropriate receptacle. 6. All residents will maintain their screened patios to reflect a high degree of respectability and pride by limiting their use to patio furniture and items relating to outdoor living. Drying and hanging laundry is prohibited. Storage of refrigerators, cleaning equipment, building materials and ordinary junk is prohibited! PLEASE COOPERATE! 7. Certain items should not be discarded through garbage disposals or toilets as they are detrimental to our sewer system and can cause a sewer backup. These items include: a) Kitchen grease b) Egg shells c) Coffee grounds d) Sanitary napkins e) Plastic inserts for tampons f) Cigarette/cigar butts g) Paper towels h) All items that say flushable i) Baby wipes j) Disposable baby diapers 1
PETS No dogs are allowed AT ANY TIME. This includes dogs of any visitors. TRAFFIC PATTERNS AND SPEED LIMIT Your diligent cooperation in observing the ten-per-hour speed limit and one way traffic is required. Signs are clearly posted in front and painted on the driveway. YOUR GUESTS NEED TO BE INFORMED OF THESE RULES ALSO. THIS IS FOR EVERYONE S SAFETY. PARKING DO NOT PARK OR WASH CARS IN THE DRIVEWAY! CARS MAY BE WASHED IN THE SOUTHWEST CORNER OF THE COMPLEX (BY THE MAINTENANCE SHED) OR IN YOUR OWN PARKING SPOT. ALL VEHICLES ARE TO BE PARKED WITH THE NOSE IN FIRST Parking stickers are required and guest vehicle registration required. Car stops should not be moved. In addition to the vehicle and parking rules stated in Section 12.14 of the Declaration of Condominium, the following rules shall apply: Only TWO VEHICLES per unit are allowed. Unoccupied parking spaces that belong to another unit MAY NOT be used unless WRITTEN permission is obtained from the owner and a copy given to the Property Manager. Said written permission shall be revocable at any time. (Declaration of Condominium Section 2.14) Guests should use the available Guest parking spaces at the corners of the complex. If an unauthorized vehicles is parked in one of your parking spaces and the owner cannot be located, please call the Manager and the appropriate action will be taken. No motorcycles are allowed. There shall be no commercial vehicles and no commercial signage visible on any vehicle parking at the condominium. (Declaration of Condominium 12.14) Vehicle maintenance and repair, including but not limited to oil changes, are not allowed at any time. If The Board determines any vehicle is a safety hazard or nuisance the owner will be notified in writing and will be required to remove it from Sorrento Villas. This includes but is not limited to inoperable vehicles and those with expired license plates. If the owner is unable or refuses to comply appropriate action may be taken. 2
MANAGER The Manager operates under the direction of The Board of Directors. If there is something concerning the operation of the maintenance program that you question, please convey it IN WRITING directly to The President of The Board, who will take appropriate action. All monies due must be made payable to Sorrento Villas of Naples in US currency. Your check is your receipt. USE OF RECREATIONAL FACILITIES Our recreational facilities are for the enjoyment of our residents and their registered guests. TENNIS COURT RULES Hours: ½ hour after sunrise and ½ hours before sunset. The tennis court is ONLY for the use of primary occupants and registered quest. 1) ONLY tennis or badminton may be played on the tennis court. 2) Proper shoes, shorts and shirts are to be worn. No black soled shoes allowed. 3) Playing is limited to one hour, unless no one is waiting. 4) Please respect the nearby residents right to quiet living. POOL RULES Hours: ½ hour after sunrise and ½ hour before sunset NOTE: The pool is ONLY for primary occupants and registered guest. 1) Wear proper bathing attire. 2) Children who are not toilet trained MUST WEAR proper swimwear type diapers. 3) Comply with posted pool rules. 4) No horseplay, diving or running is permitted. 5) An adult MUST accompany minor children. 6) Persons with open cuts or communicable diseases are not allowed in the pool. 7) Shower before entering the pool and after using the rest rooms. 3
8) Roll down the umbrellas when leaving. 9) No smoking in pool area. NOTE: For safety close the gate after entry or exit. LEASE OCCUPANCY RESTRICTIONS 1) Sub leasing is NOT ALLOWED. 2) An owner who wishes guests to occupy his unit in his absence MUST register guests with the Management in advance of such occupancy. 3) Prospective tenants and owners MUST be interviewed by The Board prior to approval by The Board. Please refer to the Declarations. INSURANCE It is strongly advised that unit owners carry individual homeowner s insurance. SATELLITE DISH Before installing, please inform management for proper location of such. Sorrento wants to keep a record of the unit owners with dishes so they can be removed when inactive, so please inform management. ALTERATIONS 1) WINDOWS: All replacement windows must be up to current safety code. 2) NOTE: Any alterations of units or common elements are governed by Section 11.5 of the Declaration of Condominium requiring written approval of the Board of Directors before commencing work. 4
3) ASSOCIATION POLICY FOR SECOND STORY FLOORING: The following requirements for second story flooring are primarily to reduce transmission of noise to adjoining units. Unit owners must get written approval after the Board inspects the underlay materials and this must be done BEFORE any work begins. This is per section 11.3 C in the Declaration of Condominium. a) For tile, slate, marble floors: Proflex or approved equal b) For laminated wood floors: Proflex 3-in-1 90 millimeter underlay or approve equal. c) For carpet: A high quality padding. Alterations without obtaining proper permits from appropriate government agencies adversely affects and is detrimental to the condominiums. ELECTRIC CARS In order to charge hybrid or electric car, the unit owner is responsible for cost of installation and the cost of electricity used. 5
