Welcomes you! The Stratton House Condominiums is a diverse community. Many of the unit owners have lived here for over twenty years, and some have purchased more recently. As part of your introduction, we have enclosed a contact list of names with phone numbers of your neighbors, board members and employees. The management company is Carlyle Management Company, and our agent is Chuck Schulman. If you have any questions please call the board president or Carlyle Management. We hope you will find this basic overview of information helpful. Please read our Rules and Regulations folder for more detail. Contact Carlyle Management if you don t have a copy. AMENITIES Social Room or Guest Suite USAGE: As an owner you may reserve the Social Room or Guest suite by filling out the form in the mailroom The Social room is $60 plus a returnable $100 damage deposit. The Guest Suite is $60 per night. Instructions are on the reservation form. These forms are in the mailroom and downloadable from our website: www.strattonhousecondos.com CABLE SPECTRUM provides basic cable as part of your maintenance fee. The basic cable account service is with Carlyle Management, who should be contacted if you have a problem. For additional cable services call Spectrum, who will bill you separately and issue you an account number. COMMUNICATIONS CALL ME is the new notification system now being used to expedite emergency notices to our owners. From time to time you may receive recorded phone messages from Carlyle Management of circumstances occurring in the building. If you do not receive a message it is caused by your line being busy, you re not home, or you have no answering machine. The Call Me system is used only for immediate dissemination of information. Be sure to call Carlyle (216-464-7465) and give them the correct phone number to use. Carlyle Information: Please complete the Carlyle Information form - include your phone numbers and email names, emergency contact phone numbers and license plate numbers. You must give our Superintendent an extra key to your unit in case of an emergency. Carlyle Management or the Superintendent will notify the unit owner 24 hours ahead of time if a building worker will need access to your unit so arrangements can be made. GARAGE Garage Attendant is on duty weekdays from noon until 9:00 P.M. He can assist you with moving groceries or heavy items from the garage to your unit, or from your car parked in front of the building. If needed, he can park your car in the garage if left at the front entrance. He will also wash your car for an $8 fee, or you may use the area to do-it-yourself. Please call him when you need his services: Gary Morrison (216) 299-5435 You should receive a garage door opener(s), mail box keyes, and storage room keys from the previous owner. MAIL AND PACKAGE DELIVERY Be sure your name has been updated inside the mailbox so the carrier will have all the correct information and on the mailroom list above the boxes. Include your suite number on all new address notifications. Delivery services will leave packages in the mailroom and / or call your unit, unless other arrangements have been made. MAINTENANCE CONTRACTORS: Hiring contractors for work in your unit is up to you. Please be sure all contractors have a contract and insurance for your own protection. All cleanup is the unit owners and contractors responsibility. The removal of debris and large items from the building such as furniture you may be replacing is also the responsibility of the owner or contractor. ELEVATOR MAINTENANCE: Both of our elevators are under a yearly contract for monthly inspection and maintenance. This includes electronics and mechanical parts, also includes immediate service when needed. HVAC: April and October are overlap months for both heating and cooling. This is also the optimal time for preventative maintenance on your unit. Some maintenance require draining the water tanks for the building, we try to coordinate the repairs at these times. Contact building superintendent if you have any problems. Please have your Heating and Cooling system seasonally inspected and filter changed to be sure it is in proper working order. The building uses a water system, if an individual unit needs major work it will require a partial building shutdown of the water system. CLEANSING WATER PIPES: Considering this is an older building, one of the problems is rust accumulation in water pipes over the years in lines seldom used. This can be avoided with everyone s help. If you have a bathroom tub, sink, or utility room sink that you seldom use, Please Run Water at least once a month. In that way accumulated rust is removed from the pipeline. TRASH: Trash is picked up twice daily and once on weekends. Please remember that our trash receptors are for garbage and papers. Any additional trash left as bulk and needing an additional pickup, will be charged to the owner. BE A GOOD NEIGHBOR: Please clean the lint filter in dryers before and after use to prolong dryer life. Remove clothes in a timely manner. There are clothes racks for use in the laundry room. Return the shared shopping carts to the garage or storage area immediately after use. Page 2
MOVING MOVING DAY: When your moving date is set, please notify the Superintendent so elevators can be blanketed. In order to secure the building from open doors in the lobby, there is a $150 charge for a hired person to watch the front door as movers come and go. After unpacking, break down all boxes and place them in a garage trash container for easy disposal. PET FRIENDLY Stratton House is pet friendly: Please read all the rules and regulations regarding pets and sign the Carlyle Information form that you agree. The tree lawns are the place to do pet walking. Pet walking is not allowed on the lawn area. Please be sure to clean up after your pet. The garage doors can be opened manually from the inside. Having a flashlight of your own can be helpful. SUPERINTENDENT The Superintendent is responsible for building maintenance. You are responsible for the interior of your unit. The Superintendent lives on the premises in Unit 111. He is available to answer questions, concerns, or assist with minor problems, call Eli Dixon, phone (216) 713-4071 TELEPHONE DOOR ENTRY FOR GUESTS HOW TO OPEN THE ENTRANCE DOORS FROM YOUR PHONE: Our intercoms are digital, and allow each resident to have any number, landline or cell phone, programmed into it. The intercoms have digital directories that guests scroll through to find the number to dial to reach you. Please be sure that Eli Dixon and/or Carlyle have the correct number for your phone. We suggest you test the system to make sure the number you want programmed into it is correct. You only need to press 6 once for the door to buzzer to open the door. Caution: an elongated buzz will turn the system off. Please call Chuck Schulman at Carlyle if you would like a different telephone number programmed into the system. WI-FI Wi-Fi is available in all units: You can log on as guest or owner, the password for Owners is beachwood. READ THIS! IT MAY SAVE YOUR LIFE. FIRE IN A HIGH RISE APARTMENT THE FOUR MOST VITAL POINTS ARE: 1. CALL THE FIRE DEPARTMENT: 911 2. Pull Interior Alarm to notify other residents, located on each floor near the exit doors. 3. Leave building if it is safe to do so. 4. Use exit stairways - NOT the elevators! DO NOT PANIC! IF YOU CANNOT LEAVE YOUR APARTMENT OR THE BUILDING: 1. Place your palm on the door, and if it feels hot, don t open it. 2. If the hallway is too smoky, return to your home. 3. Place wet towels across the cracks under the doors. 4. If there is smoke, open a window and lie down on the floor. OTHER VITAL INFORMATION: Your building has built-in fire resistance features which minimize the spread of flames, especially from floor to floor. Elevators are risky during a fire because smoke and heat interfere with the control switches and electric eye of the door. The Stairways are built for safe exit during a fire. Fire fighters will use them too. Be sure to close the doors.
