your questions answered....? Are the properties being sold freehold or leasehold? Each apartment is sold on a 125 year leasehold basis, with full rights during that time to use the communal areas. Apart from the purchase price are there any other charges I will have to pay? The freeholder will raise an annual service/maintenance charge to cover the agreed services. There will also be ground rent payable to the freeholder on an annual basis In line with normal practice for developments of this type. There will also be the normal building insurance covering both the apartments and the common areas. This will be placed by the Freeholder and charged to individual apartment owners on a pro-rata basis to the size of their apartment. Owners will of course be responsible for their own electricity, gas, water and taxes. Is there a Residents Association? Yes. A residents Association has been formed to give the Apartment Owners a forum for discussion of matters of mutual interest. What are the payment terms for the purchase of my property? A non-refundable reservation fee of 500 is required to reserve the property of your choice. Following the reservation of your property you or your solicitor will be forwarded a detailed information and legal documentation pack. At this point you will be required to exchange contracts when both solicitors are in a position to do so, upon exchange of contracts a deposit of 10% is required (including the 500 initial reservation fee), there is nothing else to pay until completion.. Can I let out my property? Yes, this is allowable. Obviously any tenants or guests of yours are bound by the lease agreement which governs the use of the building as a whole and sets certain standards. These properties would make an ideal holiday or communal letting investment and should show above average returns. Are pets allowed at Evolution Cove Yes, however more than two pets will not be allowed without prior permission of the management company. Dogs must be small to medium size, well behaved and must not cause a nuisance to other occupants. Are mortgages available? Yes we have an in principle arrangement with an independent mortgage advisor. Please ask our selling agents for full details. Alternatively you may of course make your own mortgage arrangements. Who pays the legal costs to purchase an apartment? Both parties are responsible for their own legal costs. Can I or my solicitor make amendments to the lease? There are 58 individual apartments leases. Besides being the only equitable way forward it is important that all the leases are the same, in this way individual purchasers know exactly what conditions apply to other owners. We hope we have produced a lease which is fair to all concerned. Unless there are any obvious errors, variations are not possible.
